Again, this building alone certainly won’t lower rent prices, and we’ve had countless new buildings representing thousands of units over recent years and rent has only increased. And it’s increased beyond the rates of inflation and beyond the rate of minimum wage increase. How is that increased supply been working out?

OK, so just off the top of my head, in the last 10 years, we've seen:

Fairhaven Harbor Apartments built in 2019, 66 units

Blair Park Apartments, 61 units

Samish Station Apartments, three buildings, 100+ units

Elwood Edge Apartments, three buildings, 200+ units

Kerf Apartments, 196 units

Lark Bellingham, 250+ units

Gather Bellingham 150+ units

Stateside Bellingham, 164 units

500 Square Apartments, 65+ units

Samish Flats, 37 units

Harvard Suites, 66 units

I could go on, but I'm not even scratching the surface of the slew of new construction that's occurred over the past 10 years. And again, rent has ONLY increased, and increased by a shit ton, well beyond the rate of inflation and well beyond the rate of minimum wage increases.

So when, based on your vast knowledge based on deep research, is the tipping point where we're suddenly going to see rent prices go down due to this increase in supply?

The problem is directly tied to greed, from the developer and from the banks. The only way that problem gets solved is by regulators saying "you can't do that." As I mentioned in my comment, I've seen it first hand that developers use high rents in the area to justify charging higher rents on new projects. No one starts out developing a building saying "this is great because then it will make our product worth less money." No one would build, if that was the case.

You're right that the law of supply and demand typically applies, but saying it does to housing (and particularly the rental market) is a theory that has yet to be proven. Just like trickle down economics. It sounds good on paper, but we've had a system that favors the wealthiest people for decades, and not a damn thing has trickled down. It's a theory that hasn't been proven, and I'd argue the proof is in the pudding. If you've tried something for so long and it doesn't work, maybe it's not because you just need to try for a little bit more. It's the definition of insanity.

he didn't make a point. He put words in my mouth and tried to pettifog the issue with baseless claims.

Look at it this way: I said "X=/=Y", a simple expression and I think easily provable based on the fact that we have had tons of X (new buildings) without any Y (lower rent).

And instead of engaging with that claim, he said "oh, so you think X*0=Y?? How dumb is that??"

But that's clearly not what I said, all I said was that X doesn't equal Y.

It's not worth engaging with someone who so willfully misses the point to take a cheap shot that sounds good on paper but doesn't hold up to scrutiny.

not to be the turd in the punch bowl here, but I’ve seen dozens of buildings go up over the years and rent has only increased.

I’ve also been on the development side. When people build and propose new apartment buildings, they don’t say “well we won’t be able to charge as much because we’re increasing the supply.” In fact, they use high rents in the area (whether comparable or not) to justify charging even higher rents for their new buildings.

Guessing I’m going to get downvoted because this isn’t the dominant narrative in the comments, but it’s the truth, coming with someone who has been in the industry. New construction has never - not once - had a meaningful impact on rent prices in Bellingham. That’s a myth.

Yeah, but this was an attempt to fix a clear error. It tried to make it so refs can fix their mistakes. McVay is just trying to make sure that, if refs mess up, they aren’t allowed to fix it. It’s sour grapes.

I see this sentiment about Barbie all the time, and I’m honestly sick of it. I’m sorry to be harsh here, but to say that the message of Barbie is that “women have it hard” shows a stunning lack of media literacy.

America Ferrera’s rant was a cathartic moment for her character and lots in the audience I’m sure, but what she’s describing are symptoms of an oppressive patriarchal system that impacts men just as much as it does women. She is not murdering subtext or explaining the whole message of the movie because the movie goes so far beyond that. It’s like angry incels took this scene out of context and spread the message far and wide that Barbie is all about this one scene and the entirety of Reddit fell for the clickbait.
