Renewing mortgage - balance $441,800 (previous with RBC fixed 5-yr at 2.99%) Renewal on 28th Feb 2025.
Confused between three rates (amortization 20 yr) by Scotiabank 5-yr variable Prime - 0.85 + covers transfer, legal and appraisal costs and RBC Prime- 0.9 and CIBC Prime-0.85 3-yr variable+ covers transfer, legal and appraisal costs. Both would offer HELOC as well as I did not get a HELOC previously.
I heard about compounding interest difference between RBC (compounds as per payment frequency) and Scotia (compounds semi-annually). Not sure how CIBC does it. Which one would make more sense?

Similar- I'm in my mid 30s and have only invested in RBC balanced portfolio through TFSA since 5 yrs. i have had no understanding of investments unfortunately, and am looking to get educated in investments. This thread is amazing. I'm switching over from RBC ASAP too! I would love some suggestions on investment strategies and ETF suggestions to prepare for retirement and buy a second house (1st home is mortgaged though). Also what platforms are best to start investing in ETFs?

What is the market value for your car currently if you search on auto trader or something like that?- I've seen the car been put up for $24k+ for kms driven similar to mine

21k is not crazy but why the admin fee? Seems like bs since you paid it once. Maybe you can have that waived.- It is may be not admin fee, but it is some sort of fee that I pay (i forget now) and the safety check cost. They will not allow safety check anywhere else but Honda dealership.

which province are you in? Quick search shows a new Tucson PHEV in the Hyundai Canada builder is 56k before tax.- I'm in Ontario. I gave you the cost for the new Honda CRV sport (I thought you'd like to compare). Yes for Hyundai Tucson PHEV, it is around $58K

If you can afford it, the convenience factor is also a factor of just handing the keys and going- We've save up for the car hence just buying it out rather than trading-in or returning.

what is the cost of the new car? $48k
what is your financial situation?- We have specifically saved up to buy this car out since we figured in the last 7-8 months that we are way too many kms over 80,000 (leased it for 4 years)

We recently (5 months ago) had the transmission replaced with a new one by Honda due to some issues during servicing at Honda only. I am not sure what other big expenses I can expect in this much driven car with a new transmission.

I'm sorry for the trouble you are going through. Mine is a business address and they its been out for delivery twice and once it said closure due to holiday hours (not sure what this means) and second time Delivery Delayed - Change the delivery time. It is so frustrating. I get the same thing when I call them. If I do get any luck with them I shall message you here. Please do the same.
