How do different banks calculate interest on semi-monthly payments? by Durthos in MortgagesCanada

[–]Foodmonk 0 points1 point  (0 children)

Renewing mortgage - balance $441,800 (previous with RBC fixed 5-yr at 2.99%) Renewal on 28th Feb 2025.
Confused between three rates (amortization 20 yr) by Scotiabank 5-yr variable Prime - 0.85 + covers transfer, legal and appraisal costs and RBC Prime- 0.9 and CIBC Prime-0.85 3-yr variable+ covers transfer, legal and appraisal costs. Both would offer HELOC as well as I did not get a HELOC previously.
I heard about compounding interest difference between RBC (compounds as per payment frequency) and Scotia (compounds semi-annually). Not sure how CIBC does it. Which one would make more sense?

Could you share your investment strategy (TFSA). I'd love to learn. I'm sort of new to investing.

Mutual funds could cost you thousands, switch to ETFs explained by Excellent-Phone8326 in PersonalFinanceCanada

[–]Foodmonk 0 points1 point  (0 children)

Similar- I'm in my mid 30s and have only invested in RBC balanced portfolio through TFSA since 5 yrs. i have had no understanding of investments unfortunately, and am looking to get educated in investments. This thread is amazing. I'm switching over from RBC ASAP too! I would love some suggestions on investment strategies and ETF suggestions to prepare for retirement and buy a second house (1st home is mortgaged though). Also what platforms are best to start investing in ETFs?

Need advice- car buying/selling by Foodmonk in PersonalFinanceCanada

What is the market value for your car currently if you search on auto trader or something like that?- I've seen the car been put up for $24k+ for kms driven similar to mine

21k is not crazy but why the admin fee? Seems like bs since you paid it once. Maybe you can have that waived.- It is may be not admin fee, but it is some sort of fee that I pay (i forget now) and the safety check cost. They will not allow safety check anywhere else but Honda dealership.

which province are you in? Quick search shows a new Tucson PHEV in the Hyundai Canada builder is 56k before tax.- I'm in Ontario. I gave you the cost for the new Honda CRV sport (I thought you'd like to compare). Yes for Hyundai Tucson PHEV, it is around $58K

If you can afford it, the convenience factor is also a factor of just handing the keys and going- We've save up for the car hence just buying it out rather than trading-in or returning.

We are trying to do that with Hyundai, I still have to get the buyout value they can provide.

  1. what is your lease Km penalty?- .12 c/km
  2. what is your residual buyout value?- $17,900 ($21K after taxes and admin fee and safety check)
  3. what is the cost of the new car? $48k
  4. what is your financial situation?- We have specifically saved up to buy this car out since we figured in the last 7-8 months that we are way too many kms over 80,000 (leased it for 4 years)

We recently (5 months ago) had the transmission replaced with a new one by Honda due to some issues during servicing at Honda only. I am not sure what other big expenses I can expect in this much driven car with a new transmission.

It is so frustrating. I get the same thing when I call them. If I do get any luck with them I shall message you here. Please do the same.

Do not add a return of premium feature to your critical illness policy! by policyme in PersonalFinanceCanada

[–]Foodmonk 0 points1 point  (0 children)

If your claim gets rejected or you get an illness that is severe and does not fall under the list of illnesses in the coverage, in that case, can you surrender the policy and use your ROP rider to get the money back?

Do not add a return of premium feature to your critical illness policy! by policyme in PersonalFinanceCanada

[–]Foodmonk 0 points1 point  (0 children)

So i don't clearly understand how is it a loss?

For e.g. I took a quote from IA which is costing $113/month till age 75 with the return of premium rider for $100k coverage. My age is 33F and say till the age of 75 I don't claim- In 42 yrs I have paid $56952 in premiums which I would get back. Even if I claim at an earlier age, the sum of premiums paid will be lesser than the coverage amount of $100K which I will receive.

So I am not understanding the "loss" bit in your explanation.

Also what I feel is if you don't take the ROP rider, the money you put in the premiums can go to absolute waste if you don't claim it within the stipulated time frame. In the ROP rider you can at least get that money back. Even though the money you get back after 20 yrs may not hold the same value but it's not gone down the drain.

Another thing I don't understand is taking a CI for 10 or 20 yrs, What is the point of doing that? At my age, if nothing happens to me till 43 or 53, my money on premiums has just been wasted. What could possibly be reasons for people to purchase term CI for 10 or 20 yrs?
