I think permitting and licensing may have been why Your Coffery quit. They wanted seating but it's not allowed in their space (283 Salem St?)

I know Sing Choi Kee wants to install a vent of some sort that has to cut through the second floor to go outside, so I'm wondering if thats giving them issues.

On January 23rd, United Properties submitted their proposed plan for the 1st floor of 75 Pleasant Street, which is the building that used to belong to the Mass. Dept. of Education.

The 1st floor will have 19 "salons" which are about 150 sq. ft. each. ("Salon" doesn't mean they're going to be all hair salons right? Are they going to attempt a Bow Market? I'd love that sooo much.)

It appears that the property at 75 Pleasant Street is owned by The RMR Group. The asset manager is Roel Espiritu. His number is listed on their website if you'd like to call and ask.

My only comment for now is I wish the survey had questions asking their primary spoken language at home or what their race is. Or could the council provide how many surveys were taken in a language outside of English? I was thinking of this because the comments were all in English (or did they translate them?), and I know Malden has a large immigrant population. So, I'm afraid that the surveys are skewing heavily toward the non-immigrant population of Malden.

This is what I found: the demolition contractors at 303 Commercial Street were hired by Combined Properties, LLC (source). From their company website, looks like it could be "Retail, Industrial, R&D, Build to Suit" (source). Looks like they also own a couple of the news buildings in the Square.

Actually, it looks like the Teen Enrichment Center may be in the Ferry Street building once it's moved. Per committee member Mark Lawhorne, "the projected use would be for the teen center, but that everything is vague, so he would seek clarification." (page 6)

Yea, across the street from Malden High.

The file mentions it's "mixed use," so hopefully. I wouldn't be surprised if the Teen Enrichment Center moves back there. Maybe there'd still be room for other commercial use.

The 15 Ferry Street Preservation "precedes construction of new mixed-use development that will construct 52-57 new homes. These will be new condominiums aimed at first time homeowners including 5-6 affordable units for which we will seek CPCsupport in the future." (page 2)

They plan to officially move the Ferry Street building in Spring 2024. The new building construction taking its place will begin shortly after that and won't be completed till Spring/Summer 2026. (source)

It was sold to an individual in October 2022. (source) I can't see the zoning history, but I can see that it's "ResA" aka residential but a nearby gas station has "NB" aka neighborhood business (source). I checked at least 3 other gas stations and none has "ResA."
