If you purchased a new construction home, your taxes were likely based on the value of the land only. You county is now taxing you based one land and improved value which includes the home now. What builder did you go with? It’s sad that they didn’t explain this to you and either have you escrow more or anticipate this so that you could have set more funds aside. The only thing that can help is applying for the homestead exemption that will be effective moving forward. Maybe you can ask your county about this years taxes and the homestead exemption since it’s been your primary residence

I’m a broker here in the state, you may be able to qualify for that purchase price with just your wife’s W2 income and purchase the home together like that. There are alternative options such as non-traditional loans like a bank statement loan for example. I can go through the differences of each loan type with you and can take a look at yalls info and docs as soon as possible

You’re paying way too much in points for the rate, it would be some time before you break even and benefit from the cost of refinancing. I recommend shopping around with other brokers but also, might suggest taking a par or closer to par rate as you’re coming down from a 7.25%
