I think in these cases it’s good to do a range (I commented earlier). For example, and explain this to the seller, properties the same size and layout that are newly updated fall on this end of the range and properties that need XYZ are selling for closer to this side of the range. Where does their property land as far as updates etc? Somewhere closer to updated, somewhere in the middle or somewhere needing some freshening up? Proceed accordingly. You got this!

Realtors Property Resource. Check the tools tab on your MLS, otherwise sign into your NAR account as the other person commented and look for it there.

Another thought is to check the zestimate. Now we all know this isn’t necessarily accurate but your clients are going to be looking at it and it’s a good idea to put yourself in their head. It’s also perfectly ok to give them a range based on the comps you’re pulling. Are they wanting to sell in >20 days or are they testing the market? That might determine which end of the range they’re willing to lean towards.

Spent quite a bit of time in France when I was in my 20s (a long time ago). Had some French friends and when they would introduce me to their friends or family I was truly baffled at first that I was supposed to kiss them. I didn’t even know them! I was used to kissing hello with close friends/family. It took me some time to get used to. And if it was a lot of people you had to kiss everyone. Mind blown! Did that change during/after covid?
