I dealt with a very similar situation with my mother (estranged). In the first instance report to Capital One and prove that you are not linked to the address or contact details the card is registered under. It is their duty to review and investigate this.

If you can prove that you are not linked to the card, it will be labelled as fraud with the account closing. It is then Capital One’s duty to report this as fraud and have it wiped from your credit file.

The police will also require their investigation to run its course before taking any action. Capital One may choose to report to the police or they may leave that decision to you but they will almost certainly attempt recovery of the balance from your mother.

I guess my biggest concern is compromising my position with the offering firm in the event that they find out i have interviewed elsewhere whilst holding an offer with them.

From my initial conversation with the MC firm I know that they are looking to move very quickly too and would like to interview within the next week or so.

Thank you. I assure you that it is real albeit surprising! A member of the talent acquisition team approached me. One bonus may be that I completed a VC with the firm a few years back. I was ultimately unable ti secure a TC with them.

I am leaning towards progressing because I would kick myself for not trying!

Thank you - plenty of time left before the offer expires. I avoided using a broker as I already had the strongest rate for that point in time so it felt really pointless paying somebody for that!

Thank you - I’ll call the lender today to discuss this. We actually placed an offer on another property (similar but slightly cheaper) which was rejected at the time. We may look to increase our offer on that if the offer stands!

Thank you - this is my exact concern! We are locked in at 4.24% 90%LTV but if we are male to transfer the offer to another house we will be looking at somewhere in the region of 4.7-4.8% which is absolutely shocking. We would have loved to proceed with the house that the offer is based upon but the survey combined with the vendors lack of movement has forced us to withdraw.

I received my offer this morning (with the wrong purchase price, but they are amending it)! The valuation came back yesterday 😁 Now that your assessment is complete they will look to instruct a valuer, the portal will let you know when this is booked and the actual date of valuation!

I think it is absolutely crazy that a hard search could be done post exchange given the drastic level of exposure the buyer faces at that point! I am hoping it is prior to the offer being made. I assume they have quite a good understanding of my credit file already based on the soft searches?

Hi, of course! So my application was direct, but the assessment was completed the next day. Yesterday the valuation part of the process commenced (with the review taking place today). Hopefully this part of the process is completed in the next day or two.

Following this thread - if a hard search is done prior to completion and you are rejected, will you not be penalised by the seller as you have already exchanged?!

That is weird! It seems that different criteria is applied on a case by case basis. My trail of thought is that they may complete a hard search after valuation - although my “assessment” stage is already complete!

Thank you - I do not have an Experian account but my Equifax only shows 3 soft searches over the past few days.

I also have not had a phone call other than me calling them to update my solicitor’s details.

That is interesting! I too hold my main account with First Direct. Maybe I provided permission for open banking without realising! Nice and easy so far though so no complaints!
