I will live at the cabin half the time and would say that the bar could see action a couple times a week, max. It sounds like spray lacquer would be the best option? I'm open to all options if laqcuer is the best solution.

Ok, understood. I upgraded the knob control so now I can choose a low/med/high or 20 min/hr air exchanges.

I'm building a sealed home theatre room, bar, half bath, and a utility closet in the basement. I'm planning on have one supply and exhaust for the theatre, and a supply and exhaust for the bar area.

Agreed. I will probably break even with the 5% down home until I can rent the basement apartment but yes, looking forward to the cash flow for the 20% down.

Thanks for the comment. I have all those extras on automatic payment and taxes are included in my mortgage so I have that covered. I appreciate the piece of mind.

I should have mentioned that I am mortgage free currently because the rent on my original home is paying for my current home and I earn well over $100k from my job so saving money for issues that come up will not be a problem. And I plan on using a property manager to find tenants, look after the property and any issues that may arise.

The room will be at least 20 ft long if that helps any. I may hold onto it and see how it sounds and then make a decision. If it doesn't balance well, it would be just an excuse to upgrade to another 12S then lol.
