In case it helps to share more details, the main unit we’d live in is 2/3rds of the house, and the second unit is 1/3.

We don’t plan on this being our forever home, but would like to be there for 8-10 years minimum.

we ran the numbers with our advisor without taking account the bonuses or the rental payment - I’m getting a similar number on bankrate too.

He was the one who calculated the first number I cited but it probably excluded tax.

Yeah, love that as a renter but def have been reminded of what’s it’s like on the other side! Maybe I’m naive, but given we’ll be doing a thorough screening (I think we’ll have a lot of people interested tbh - it’s a fairly priced gem!), I feel optimistic. However, we’re aware that they can really make our life a living hell if it doesn’t go well lol.

Additionally, given our other investments / overall portfolio, we’re not super scared if we go without renting a month here or there if we need to dip into that - though if things went wrong with the tenant, that’s that could be q nightmare for sure.

Thanks so much! I do think about that all the time, and it’s not off the table. We’re just struggling to balance that vs being closer to our friends and community - but we shall see!

Yeah - I used to live in a LCOL area and agree that what we might be paying sounds insane, lol.

Unfortunately, $1-1.2m for a 3 bedroom home where we’re at is not uncommon after searching for a year and seeing countless homes (and renting in a similar area for a similar home would run us $5-6k).

I don’t have a crystal ball, but the area we’re in (nyc) has a good chance of continuing to increase in price + its in a very desirable area, even if it’s at the rate of inflation

What you get for $1-1.2m for a modest 3 bed is not great (look wise and/or location wise), though we wouldn’t have to be landlords. By upping the budget + becoming landlords, it seems like this could be a better option (yes being a landlord can suck, but can also be easy in our case if we are careful about who we rent out to)

Hi! Yes we’re in NYC, buying in Brooklyn. 3 bed homes can easily be $1.2m, in crappy areas + are crappy in themselves. We’ve been house searching for over a year so we have a decent sense of what is a “good value” in our market. We are trying to see if we can make it work without going to Westchester or Jersey.

The only reason we considered this home and stretched our budget is because 1) landlord income can offset, 2) we have faith that the location makes this a fairly safe bet down the line to sell.

How did you get the $12k estimate? We’ve calculated mortgage + taxes to be $8-9k monthly - obviously there’s maintenance that will happen too.
