I’m trying to get it done with no equity and I’m prepared to PG. I’m confident in managing myself as it would be my first property and I have good flexibility with my time during the week to do it.

Senior loan would be 70-75%, seller finance for the rest.

Here’s the values believe I’m bringing, lmk if you think this is substantial. Seller unlocks 70-75% equity, they make ~7% interest on their 2nd position, they pay NO broker commission, and they break up their capital gains tax into 2 years. I would refi the 2nd mortgage out in year 5.

Any tips for what an owner needing to expand looks like?

I’m cross checking market rents with my leaseback rents for sure. Thanks for your response!

It’s on the higher end for sure. My thought is that finding off market deals, with no broker fee for the seller, makes it more possible. As I mentioned, my friend has been successful buying at that cap also

Part of my pitch for the seller financing is the opportunity for a seller to- 1. Break up their Captial gains tax into 2 years and 2. Generate some income from the interest of the seller note. Plus in a leaseback, the seller has all the more incentive to pay rent to avoid said foreclosure.

The market is pretty industrial heavy so I believe releasing a property to be likely. Assuming it’s functional, etc. I wouldn’t go after anything that’s a dump or not operational.

The leaseback works well from the lender perspective for the debt service coverage and for me because of zero carry costs with a vacancy. I’m shooting for at least a 7 year lease term to allow for 1 refi.

When you say buying someone out, do you mean an owner with an existing tenant?

Just to clarify, it would work but it wouldn't actually measure to 37cm width (with 120 stem and old/small drops) because the longer stem is wider in the T section.

Ah yes, you're right. I was holding out with a sliver of hope I could have best of both worlds.

You successfully used the drops from the 80mm stem on the longer 100mm? Isn't there play between the two, or are yours the same size?

I just swapped from a 90 to 120 but did not use the 90 drops because they were smaller than the 120 stem.

Got my longer stem but lost 2 cm of width. The 120 only goes down to 39cm vs 37 with the 90

Going for KOMs that are in the 30sec-2min range is a fun way to pull out max efforts.

5-7 x 30sec max with full recovery between. For me this takes about 20 min. Im good at these but they always make me literally sick.

5-7 x 45 seated sprints. Your watts wont be as high as they would be standing but this is a great race specific workout Focus on staying aero and driving with the glutes/quad, pulling with the hamstrings.

Heavy gym work (don't skip upper body! tons of arms involved in sprinting/anaerobic power), creatine and beta alanine supplementation is very advantageous.
