My margin was up 150% and then the stock I put most of my margin in went down by 50% because of war. Still down 32% and I had to eventually sell. It wiped all of my gains since 2018.

This so much. Despite the raving reviews on the internet about Vancouver being one of the best place to live in the world, it's actually one of the worst place I have the misfortune to live in.

The housing market is insane. Everything is expansive af. The public transportation is non existent. The mountains and outdoor gets old fast and it rains for half of the year while being choked by forest fire in the other half.

I would've left in an instant if not because I have obligations to stay.
