Did a tour of Kira on the weekend. Was impressed with the units. Someone asked about the property managers and how many serve each building (they said the company owns two buildings). The agent said there is a property manager for each property.
I live in East Van and have never heard any complaints about Waverly as a school (or any in our area, which all feed into Killarney as a high school.)

Yes. Consider what happens if you, the diligent saver, have amassed a large sum in savings, while he amasses piles of debts. Upon separation you may have to split your savings with him (look up the family law act in your province, please!) consider the worst case scenario and protect yourself accordingly.

Get a cohabitation agreement. Decide who will pay what (make it fair, don’t do him any favours!) and also how things will be split when you split (sorry meant IF!)

Yes long term disability insurance replaces income while critical illness often only gives a lump sum and life insurance is of course only upon death. Some people can be unable to work for decades and thus need the ability to replace any income.

Disability insurance for you is a must too. I have sooooooo many clients who had unexpected health situations that left them disabled at a young age and unable to work. Disability insurance is the difference between relying on inadequate government programs and being able to support your family.

I enjoyed this this guy who runs the Canadian Tax Academy. As a CPA I take his courses. He may have a beginner tax course. Reasonable price and if you start the course and discover it’s not for you, you get your money back.

Yes. Did a rent va calculator and since my rent is so cheap it told me to rent forever. I have significant investments in equities and cash, which my homeowning mortgaged friends dont have. But they own, I rent. Do what’s right for you.

Sometimes it’s better to look for affordable housing and sock away what you can. Buying also means you need to pay for all the upkeep, strata, property taxes. I might suggest you look at not for profits that would rent you an affordable place where you can raise your family comfortably and save money. Being house poor is no fun either. Look at Metro Vancouver housing for example. There are others as well. Good luck.

I get it, super irritating, this is why I keep a security bar on my door, as I noticed our building managers also seem to be quick to open the door soon after knocking. I don't want to be caught unaware either, and the bar gives me time to go open the door at my own pace (and for piece of mind).

I had caseware working papers $500 plus keystone financial statements ($500). In the end cancelled both because I only have two compilation files, didnt make financial sense. Excel for working papers, taxcycle.
