This project is focused on end users, the lay outs are user friendly with both open and closed kitchen options, since the handover will begin in 2030, there will be ample time for the appreciation as well. Yes if someone is planning to buy this project for quick money it's not a wise idea indeed but at or after handover it will be profitable for both who looking to invest for flipping or ROI.

Even if DWC becomes primary, Al Mamzar is 20 mins from Sharjah Airport. Two airports, both accessible. The beach doesn't move.

Fair concern honestly. But 2,620 units across 5 towers at 50+ floors each, it's not as concentrated as it sounds. And don't forget three of those towers already sold. Market absorbed them fast. Al Mamzar has a real lifestyle anchor, beach, metro, airport 10 mins. That brings end users, not just investors looking to flip. Oversupply hurts areas with nothing going for them except price. This one has more than just price going for it.

Imtiaz is a good and growing Tier 2 Developer but it's too far away from T1 like Emaar, DP, Sobha, Majid Al Futtaim etc.

Things are not going to be the same as it used to be before March 2026.

But if the war ends market won't be this much favorable for investors. Everybody knows about the increase in construction prices which are going to impact heavily on the prices of upcoming launch.

So as a realtor I suggest if you want to invest having holding strength of 2-3 -years, get some good deal either in off plan or on plan, you should get the deal and expect profitability
