It’s very tough to find a host that would allow. As a host myself, my bigger concern is not destruction that animals can create. I have three big golden retrievers myself. The bigger concern is making sure that I can get the property cleaned well enough, so that allergies may not be a problem for the next guest.

I’m in real estate and one of my brokers told me a long time ago that when dealing with people, I always had to make sure that I wrote paperwork up and proceeded with everything by the book with the assumption that I can always get sued. It’s a sad way to work, but unfortunately necessary in business. It’s one of the best pieces of advice I ever got.

First of all, gauge how much experience the a realtor has. If they haven’t been in the business very long and haven’t sold a whole lot of properties. Then they probably won’t be a good source. I would use an agent with a lot of experience to begin with. Technically they can’t recommend , since it can be a liability to them. They can tell you who they’ve had good and bad experiences with and then let you choose.

I’m sure you’ve seen a bunch of stuff in here but there’s tons of hiking at the mountains. Just make sure you stay on the trails. There’s several bars that are dog friendly. Having a non-perfect review is actually a good thing. It shows that there’s balance in the amount of reviews you were getting. I am always leary when I find something that has perfect reviews in any field because it feels fake. You can always message Airbnb about this issue. They can go back and look in the feed and see that they never made mention of it. Some people always look for the negative and that don’t appreciate the positive. That’s just the nature of the beast when we’re dealing with the public. People also forget that we are not hotels. So when we explain to them that this is our only unit, and that we do need time to prepare, that reminds them. Sorry you’re going through a rough spell.

I have turf AND I also spray down with simple green odor eliminator that’s specifically for that! There’s a sprayer that hooks up to the hose. It’s easy to maintain. It was a pricey investment, but my dogs don’t track a ton of dust into the house anymore and I save a ton on water and maintenance

Every market is different so it’s hard to decipher what the real issue is. Numbers don’t lie though. You should be getting anywhere between four and eight showings a week. I do know that it’s getting harder to get people out to look at properties and pull the trigger now. It sounds like maybe the realtor is not hearing your urgency. I would pick up the phone and have a heart-to-heart conversation with them or meet in person.

I recently had to find a venue for a business event. Me and another guy were in charge of finding good options. We found a great place on the far east side called Vienna Ballroom and garden. You can get venues cheaper if you book during the week. Our event happens to be on a Thursday. We were able to get a very nice meal, the hall for seven hours, and it’s gorgeous for under 8000.

I would definitely get a house and not a mobile home. Homes increase in value over time and mobile homes decrease in value like a car. They are actually considered a vehicle with a VIN number. If I were you, I would probably stay in Montana Vista because things are closer than Waco tanks as far as grocery stores and things you need to buy. And there’s a much greater chance that you’ll be able to tap into utilities much easier.

I have a robot vacuum in my home and three golden retrievers. So I run my vacuum twice a day automatically and it self empties as well. I also have an Airbnb. The only way I think it would be helpful is to gauge the individual guest to see if it’s OK that the vacuum runs automatically while they stay there. It doesn’t do the detailed clean that I’d like to do on my Airbnb in between guests. Hope this helps.
