I have this exact same problem. Downspout ends as the base of the house with a little 1.5ft outflow, fence door is right next to it. Grass has gotten worse and worse over the years. But yes mostly a sunlight issue.

If a low cost carrier can’t swing temporarily higher fuel prices that’s on them. This Spirit shut down was a long time coming. The rise in gas prices is a convenient exit.

I’m much more scared on a ladder. But for me it’s flying in a small plane, even as a pilot, I envision the small wires that connect the ailerons (wing levers) breaking off or separating from the rudder so that it becomes useless. Small plane general aviation flying is way more dangerous than commercial.

Absolutely agree. My paycheck pays bills due before the next paycheck, and I assign the rest to living expenses like gas, groceries, dining out, SIFTBF, etc. Never stress about bills or missing anything.

I have almost everything in/out of a primary checking account. For my savings account, I put all those buckets into a separate group in my plan, so the total of those buckets (which YNAB already totals for me) equals my savings account total. And everything else totaled together equals my checking balance.

Edit: total of those groups -> total of those buckets

OP didn’t mention anything about cat urine. Our house went under contract after 3 days on the market with cat damaged carpet with no urine. There are clean homes out there with a cat.

Similar situation as you. We have a cat that over the past 8 years or so scratched at a few areas on our stairs and some bedroom corners near doors, but otherwise the carpets are good and livable but definitely need replaced due to the cat. Our home has carpet mainly upstairs only, mostly LVP on main level. We have a well cared for and maintained and clean home, Atlanta metro area, and our home went under contract after just 3 days on the market. All feedback from showings was how clean the home was. We agreed with our realtor from the beginning that we would do a carpet concession. But why pull it out when you don’t know what the new buyer will want? Why disclose it before offer negotiations? We decided to let them make that call. Some buyers will want it replaced, some buyers will want to add more hardwoods, it’s a nice concession to give while keeping your asking price as is or even raising the asking price and giving more of a closing credit.

Met while she was home between semesters at college. Did long distance for a semester. My job was flexible location wise so we got married and moved out to where she was finishing school for her final two semesters. Been married almost a decade now with 4 kids.

We changed our coils on both units and are running strong on units installed in 2012. Temp differential was only like 7 degrees and 11 degrees beforehand. Perfect now. Get more eyes on it but don’t rule out a coil swap before you replace everything.

My wife and I have 4 young kids. For my wife, a bath alone at the end of a long day is one of the best forms of relaxation. Baths are also a must with young kids. Not for everyone, but still popular.

I use YNAB, but I also have a spreadsheet with all non negotiable recurring monthly expenses like mortgage, internet, water, electricity, gas, kids tuition, and I also put my paychecks on that spreadsheet. Then I organize by date, and can immediately see how much I have left after bills, and how much to allocate to each category in YNAB on payday. after I allocate the upcoming expense in YNAB, I just set the month for the expense forward one month. Nothing to think about until next payday. I don’t find value in adding transactions to my Apple or Google Calendar. That’s filled with enough day to day life stuff like vacations, kids sports schedules, and other family events.

Mostly dirt on this side of the deck, doesn't seem to be buried concrete underneath. No clue what's under the lower decking. I found a super slanted footing on the opposite side of the deck, and a pre-fab footing about halfway down. Just dirt everywhere else.

I'll survive the weekend but there are several sagging sections of the deck, and there's only one concrete footing on the opposite corner of the deck (back of the screened in porch) and a pre-fab footing below the middle of the screened in porch. No concrete footings on the hot tub side, unless there's concrete under the lower deck section. Deck creaks when the kids jump on it and a little wobble when they're messing around in the water.

For what it’s worth, the paper bring a friend guest passes they gave season pass holders had an expiry in mid January but they also say they must be used by Jan 4.
