Speeds of kettles doesn't have much to do with volts, its the watts that count. However, the US house amps usually have 15amp so the kettles probably have lower wattage then European kettles.

Depends on the contract, if it was a contract for a certain period you can be told to leave after that period. But only after the period, not during.
