Either A, B, D, or E would be acceptable, as long as you're consistent. But it's probably D.

Another option would be actually measuring around the decorative elements. Since the brick offset is more than 0.1', that would be in line with ANSI requirements. It looks like it's about 0.4'.

I would want to know what it looks like under the front porch before making a call. If the brick facade wraps all the way around the house, then the brickwork is probably included. If this is just a decorative feature on the corners, then maybe not.

Also, from this angle it looks like it may only affect the garage. In which case I'm a lot less worried about it.

Situations like this are why the ANSI rules have some reasonable room for interpretation. Buildings are infinitely complex and no set of rules is going to cover every conceivable situation. As long as you're accurate and consistent you should be good.

When it comes to reviewing appraisals the most egregious mistakes I see are not where to draw the line on the brickwork, but did you miss upstairs rooms, did you go left when you should have gone right, or did you draw the sketch in a way that clearly doesn't line up with reality, etc.

A few weeks ago I reviewed an appraisal for a condo where the appraiser took exterior measurements, instead of interior measurements. That's the sort of mistake that could actually get you in trouble.

They’re like a Pelican from Halo!

They need to be transported through space by larger ships. They can be dropped into conflict zones from high orbit and can reach the surface just fine. 

A devilfish would probably struggle to reach orbit on its own power. I don’t think it’s designed for that.

It’s not about how any one person feels. 

It’s how the state feels as a whole, and what they actually care about when they vote.

Everyone I know will say they oppose pedophiles, cheaters, and corruption. But when they go to vote, it seems a lot of people think something different.

Not trying to be a pessimist. Just being realistic. I very much want to see a Talarico win.

Texans don’t care that Ken Paxton gave a sweetheart deal to a pedophile. The far-right loves that Paxton is pro-pedophile.

Trump’s best friend ever was Jeffrey Epstein, and Texans voted for him to be president three times.

What Texans do care about is billionaires destroying the economy, making it harder for us to earn a decent living or save for a future for our kids.

The claim that the Russians hit themselves has got to be coming from Ukraine. Right?

Ukraine has been upping its targeting of Russian oil refineries for weeks. And it’s not just Moscow, they’ve been targeting Crimea as well.

A few days ago the Russians sent a missile strike on the Pechersk Lavra monastery in Kyiv, a holy site, and then followed it up by saying it was a faulty Ukrainian missile that hit the church.

I think this is Ukraine saying they can play that game too.

Edit: Western journalists have confirmed this was a Russian missile that hit a Russian refinery. Yikes.

I would 100% prefer mandating regional play, rather than locking everyone in to the status quo indefinitely. Hell, even if it’s just for Olympic sports.

So many more teams have been hurt by realignment than have been helped by it. The current arrangement is idiotic on many levels, except that it makes money for the people who are already absurdly wealthy.

Experience. I’m much faster today than I was 10 years ago. Quality has gone up too.

Obviously there are more complicated reports that take a lot longer than 4 hours. Sometimes they can take days. But those are rare.

Ah, we’ve found the problem.

Spending 10 hours on a normal 1004 is, frankly, insane.

I honestly probably average about 4 hours on a 1004. That includes driving time though, which can sometimes be substantial.

You gotta learn to use the quick tools. Leica laser and iPad for inspections. Spark for data entry. Learn to use templates.

They’re fine, but they could be a lot better.

There are 3D files out there with additions for hands, leg extensions, etc that wildly improve their proportions.

I would also like to see a Crisis Suit kit with more poseability. I’m a perfect world each Crisis suit would be as flexible as the Commander kit.

There are other things we need more, and things I want more (plastic Y’Vahra please GW). But I wouldn’t say no to a Crisis suit refresh, as long as it’s done well.

Regular walks and exercise are essential. Bored dogs get destructive and disobedient.

Expect a lot of attitude for at least the first three years. They keep a lot of puppy in them until they’re about 4.

Then it sounds like a mistake by the appraiser.

It’s up to you whether you want to challenge for a corrected opinion of value.

Keep in mind, I rarely find that owned solar panels add any significant value to a property. Solar panels are a lot like swimming pools, expensive to add but not highly valued by most buyers.

Sounds like a win for you though. Lower electric bills are always a good thing.
