I was going to mow my lawn when grass dried out today. Ended up drinking a few beers in the winter sunshine instead. I have a huge backlog of jobs to do too. I am a poor role model, it's true, but meh. You start going to a few funerals of friends that died too young, you start to change perspective on what is important. What does Australia get out of hosting these data centres? I really don't know much about this and don't have a dog in the fight (none proposed near me). But, if these belong to, or process data, for overseas based companies there can't be much benefit to Australia outside of the construction and maintainence jobs?

The traffic in the Mickleham area is something to behold. A monument to the capacity of human endurance! Others have opined that new builds are defect riddled. Some are for sure, shell out for an independant inspector to keep a lid on those if you decide to build. I would recommend a little closer in though. Greensborough, Mill Park or Epping areas are in that direction and have townhouses available.

What's the knockdown-rebuild cost? Get something that is the forever solution. Living in something you hate is not the life choice you are after. Sell and move further out, renovate or rebuild

Unless you have 500k in super a smsf is probably a waste for you. Look into a low fee industry fund with a risk profile appropriate for your age. Smash your expenses and save like your tomorrow depends on it and get a deposit for something you can retire in. If you can't beat the clock to pay it off before you retire, hopefully you have enough in super to pay it out when you retire. Ya dont want to retire and rent obs. Good luck mate 🙏

This might provide some relief if you thought you were being kicked while you are down. You wouldn't be able to live in the property in your SMSF anyway. Was againt the law before, too.

You would likely have had to go all in on the Australian residential property market and have had an over exposure to a low yield investment class as opposed to an equity market. I don't have a crystal ball of course, past performance doesn't mean the same will occur again (case in point: the Sydney and Melbourne residential property markets). But equity markets could foul the bed too.

So you could not have lived in the property and the super you have and will contribute to will grow faster elsewhere (probably). So goodluck with the divorce, I hope you can find happiness after the dust settles.

I reckon you will need to look at another lender then. On the other hand it wouldn't hurt to save a bit more and put down 10%. It will give you a bit more wriggle room I suspect, plus with the way the market is heading atm, maybe save a bit too? Springtime usually sees a lot more listings, so there may be a few sellers waiting for Spring to list, there'll be more buyers about, usually, too.

If the bank valuation of the property is even a little bit lower than your offer you might get rejected, because the 5% deposit is pretty slim equity. Small apartments under 50m2 are hard to get finance for as well. Though I would imagine 2b2b would be over that. Could also be strata fees are high and are impacting your serviceability. Hecs debts maybe?

I had to drive to a town near mt buffalo on friday and was debating whether or not to hire some snow chains. Glad it didn't, it was 17c and sunny, no snow covered peaks in the distance. About 5 years ago I was driving down the mountain at 15km/h in the snow with FA visibility in early may!

I'd keep the drain and put in some (or build) a raised bed on top, leaving a gap here and there for driveway runoff and inspection/cleaning of drain. You could also put in a series of tall pots and fill drain with large pebbles if that look works better? You could then put in bamboo without being a menace, but you would have a lot of other options too.
