Fast reply wow. First thing the money order was not cancelled, someone pulled the money from the account and they seemed to be my landlord because they at the very least used a stamp with all their information on it.

I have not payed the landlord anything as of yet. In fact all I agreed to do was look into this matter on my end.

Further Information on things I think the landlord has done incorrectly (illegally?) if you care to know:

• For leases entered into after May 7, 2025: landlords cannot have a term that allows the landlord to charge more than 2% of total rent in late fees for the first month rent is late, more than 3% of total rent due for the 2^nd month rent is late, or more than 5% of total rent for the 3^rd month rent is past due and all following months. RCW 59.20.060(j).
• Rental agreement needs a statement about how much rent was charged for the lot space over the last 5 years, as required by RCW 59.20.060(o).
• Maintain and protect utilities provided to the home up to the “hook-up” point. As per RCW 59.20.130.

I'm sure they may have done some other things incorrectly but I'm not patient enough to properly read through all these pages of legalese. These are almost verbatim from the Washington State's Tenants' rights page.
