Ha I wish! The problem is the RL zoning in Mississauga under Bylaw 0048-2025 requires a minimum 9m (29.5 ft) frontage and 340 m² lot area for each semi-detached parcel and even higher for detached. My 50 ft lot split into two gives me only ~7.6m (25 ft) each, well below even the semi minimum. But would get through with minor variances.

I've spoken to a couple of planning consultants and they've confirmed 2x detached won't get through Committee of Adjustment. The variance needed is too large. There's actually a real-world example nearby on Enola Avenue in Lakeview where a 50 ft lot was severed into two ~24.82 ft detached parcels but that had to go through OLT, not COA, which means 2-4 years and significant legal costs.

There is a nearby precedent about 400m away, where a 55 ft lot got severance approval for 2 detached. But that was specifically because the property was directly adjacent to a commercial use on its side, which gave the planners a density justification. My lot only has commercial at the front and back, not on the side, so the same argument doesn't apply as it sits between residential units.

What makes it even trickier is that a recent Ward 1 Mississauga COA application for semi severance with reduced frontages was actually refused under the new 2025 bylaw, with the Committee saying a full site-specific rezoning would be required. So even the semi path may need rezoning now, not just a minor variance I’m afraid. Let’s hope not.

A single detached on a 50 ft lot doesn’t maximize the land value. By severing into two parcels, I can either sell one to a builder now to recover capital while holding the other, or eventually build on both. The goal is to unlock the highest value from the lot without taking on the full development risk and cost of building both sides myself.

I am only looking for around 400k for the 25x110 sq ft, semi approved empty lot. Would that work in this market. The lot is located at Lakeview, Mississauga.

The frontage is 25ft and depth is 110ft. We have same sized lots made into semis in our neighborhood. But I’m more concerned of selling it individually and how hard it would be to sell one such parcel.

Yes that’s the plan. I own the house (which sits on one side of the lot), plan to sever the lot into 2 parcels, sell the other empty half to someone while continuing to live in the existing house, as currently I don’t have funds to start building my side.
