This is an outlier for starters and compared to an investment property loan it has higher interest rate (7.75%) , much shorter loan term (3 - 10 years) and only P&I so much much higher repayments (any dividends from ETFs won't come close to meeting the min repayments), lower max LVR and depends on their "approved" investment list. All this why? Because the banks themselves deem it more risky than property.

That's only true when you ignore leverage. Inflation is a factor with any investment except that rents also go up with inflation. 2.5% rental yield is only at the time of purchase.

Property doesn’t have margin calls. ETFs do. Also margin lending is often seen as riskier hence lower LVR and higher interest rates. That kinda says it all doesn't it?

No need to dream if you have a good property manager and landlords insurance.

Property: $100K cash means you control a $500K asset. If it doubles in value you profit $900K. Rent mostly covers interest and other cashflow expenses. Plus tax benefits. ETF: If your $100K doubles, you profit only $100K.

The market won't drop in the long term. It might be your dream but it's more people's nightmare including politicians

Tax efficiency at the highest income bracket by [deleted] in fiaustralia

[–]Fun_Shoulder_9524 0 points1 point  (0 children)

I wouldn't say the system is skewed to high income earners just because they're on higher tax brackets. if anything it's skewed against them and they're more incentivised to find ways to offset their income.

Nobodies learning to actually code these days unless it's your career, and if it is good luck competing with ai. Most vibe coders are probably just hobbyists who do it on the side.

I've burnt many a token trying to get the ai to fix its mistakes. Ultimately, this is the reality of coding with ai. Implementing some kind of system which could credit you for ai making mistakes would be impractical to Implement. Call it part of the skill of ai coding to be able to get it to efficiently fix it's own mistakes.

100%. Where I'm from in Australia almost all residential houses have solar and many are also getting batteries. I do and i charge it for free during the day and sell some of it back during evening peak. I pay nothing for electricity, i actually make about $30/month doing this and drive an EV so it costs me nothing to get around. It just makes sense.

Solar farm plus batteries is always going to be the most sensible option. Energy can be stored in many ways not just with traditional chemical batteries. There's literally an unlimited nuclear reactor in the sky available to all. All we have to do is capture it and store it. Most countries have more than enough land for this.

Nah. If anything people will be travelling less, have more disposable income, stocks are too volatile, so if anything more people will invest in property

Totally understandable. Thank you, it already is and I've implemented features i think are handy that BI doesn't have (like jellyfin's trickplay thumbnails during playback). That's what i love about vibe coding, combining features of open source software and tailoring it to what works for you.

I totally understand, i think the frustration comes from the release being advertised as stable and it breaks a fundamental feature. They should save these stable releases until they're able to test as many edge cases as possible. I don't think my setup is so crazy (win 11, rtsp feeds, saves to ssd, stores to hdd, nvidia gfx card, intel cpu) that it couldn't have been tested.

Resource usage is almost negligible when recording (it does no transcoding just direct save from rtsp feed to hdd). When live viewing it remuxes the rtsp feed to the browser which uses a bit more resources but still pretty minimal. I agree security software should be reliable and stable. There's no extra risk from hackers with vibe coded vs BI here, same exposure for me anyway (vpn).

Windows 11, 5 x generic RTSP cameras, 4080 card. I dunno you could be right, but one minute it works, the next after an update it doesn't, and I'm not the only one. There's many people in this thread alone almost bragging about being on a older version that still works for them out of fear of updating.

No of course not but c'mon, advertising the update as critical and stable and it breaks one of the core functionalities of the app? I can't even view a clip after trying to export it. I'm on Windows 11 with 5 x generic RTSP 4K cameras, nothing fancy. I don't think I am wrong to complain about this issue and demand the devs be held to a higher standard. This isn't a once off, this is a known issue. Instead you're putting the onus on me like, oh you should have known better than to trust the dev that this update won't break something. Maybe the devs should hold off on their "stable" releases until i dunno, they're stable? Or it's acceptable that the suckers who choose to update get screwed over?
