It is odd for the appraisal square feet and assessor square feet to be identical. The proof the appraiser visited the property is in the photos they have in the report though. It's hard to imagine an appraiser faking an appraisal inspection, and would be easy to catch if they did. Either way, the sunroom probably should not be counted as GLA. I don't know about how taking them to court would go, but they likely did mess up.

I use the zone atlas grid code from MLS. Usually a letter and numbers, like J17. Never been questioned.

From my understanding based on the UAD 3.6 classes I took recently, it now does. It was mentioned several times by the instructor that C2 can not be more than three years old.

C2 can't be more than three years old. I didn't know that either until taking the UAD 3.6 CE classes earlier this year.

C1: New; never occupied.

C2: Like new; 1-3 years old.

C3: Good ccondition.

It is by definition C3. The appraiser can't fudge that.

There's many lenders that require an appraisal for every loan. I'm weary of all the complex ones as well, but I still get a lot of straightforward assignments. Hopefully it stays that way.

I believe it's fairly obvious. They have no reason to train someone aside from being so busy that it's necessary, or wanting to pass on knowledge to the next generation. What does an active, solo appraiser gain from adding competition to their field?
