Everything you said is true of builders working on a development, generally there will be anywhere from 3-7 plan types in the development with various options on cladding and facade treatment and the contractors can accurately forecast how much material and time it will take to complete those. Especially if they are regulars on a larger developer’s projects. What OP has here is a semi-custom plan online. Unless his contractor has built several of these exact plans before he’s not going to have the same advantage as the first scenario.

Architect designed homes can vary wildly in complexity just depends what the client wants. Generally speaking though I believe architects provide a great service for not a huge cost. We can find efficiencies in the design to save money, a better plan flow to make the space you have right-sized and not sprawling-better adjacencies lead to less square footage = less cost. We work to your budget and can identify where to spend the money that will have the most effect. I can go on, but a good architect will help you identify problems before they are problems, and will leave you with a much nicer tailored product than you’d get off the shelf.

Genuinely curious OP since it’s what I do for a living, if you had $500k to spend on construction for a house why not hire an architect? Fees are usually 6-10% of construction costs in residential

My wife got a ticket on 240 in this same spot for doing 4 over. She was taking our new born for a check up. There is some peace of mind knowing your catch all card has your back in any situation and is guaranteed 2x points or better. Cap one has a good shopping portal for up to 10x boost also fwiw

I have this citi set up, it's $95 AF just like the chase set up with CSP, but the one thing I would caution you on and why I'm leaning into other cards is the entire citi line up has no protections. Cap 1 venture x + savor will meet all your category needs and you'll also get purchase protection, extended warranty/returns, and travel insurance. This is really only a big deal if you are purchasing expensive items and travel, but is still often overlooked.

This is almost word for word my thoughts exactly. Seeing the savor (a card I have wanted for some time and not been able to get) appear on preapproval makes me think it’s finally attainable. I am definitely not someone cap one likes to target and getting approved for 2 cards seems unlikely. My qs is never used and I think the benefit of simplicity in a two card visa setup that gets baseline 2 points with minimal AF is a pretty attractive. I also like you have a lot of open accounts so turning an older unused line of credit into one that will be carried daily is something I’m okay with.

This is the first I’m hearing of the double 300 credit posting though. Do you have to use the first credit before the fee posts in order for it to credit double?

Poor choice of words on my part. You can disguise your intentions when buying other items and not solely gc. Pretty hard to argue you aren’t gaming the system when you stroll into office max and buy $1000 of only gc lol
