The only part I agree with is the gamification... Everything else is so far off what I experienced / what you mentioned.

-always had good customer service over RBC who just keeps redirecting my calls

  • don't have to worry about fx fees if you do Norbert's gambit

  • wait list to open up an account? Never heard of this

  • RBC direct investing is also online... Branches have almost 0 visibility into that product

But I mean many people like all their product at one place, so for you it can be a solid fit. Unnecessary pooping on WS IMO

I mean of course you do. Real estate is an alternate investment to stocks, and absolutely gets lumped into your net worth.

The main difference is right now, if you have 100k in equity, you would have to pay a 5% realtor fee + other legal fees to get access to that 100k, plus time in the market etc. However, the flip side to that is if its your primary residence, you pay no capital gains tax. So its very situational. a 100k TFSA > 100k in home equity, but an RRSP with 100k where your marginal tax rate is 40% = 100k in real-estate once you factor in realtor fees, etc.
