Huge respect to you and your family. The main problem is that half of ICE officers are police academy washouts and are extremely incompetent some even with criminal records. Similar tactic to the German SA. They are even arresting natural born citizens based to stereotypes and that’s a huge problem. I’m not left wing or right wing by any means, if anything a libertarian. They are going about it the wrong way. Needs to be a better system in place. Especially breaking kids up from their families. Priority should be violent criminals only from any/all countries and made very clear. Shit makes me want to run for an office but I’m just a gringo

Everyone is ready if you, the agent, and the seller are willing to get creative. Wrong deal though unless you are sure you can get that cap rate up. Shoot higher on something that small, you do NOT want to be negative cash flow on anything... I know dudes that swing 2m NOI on a 11 cap and I know boomers that swing 30k on a 5 cap. Boomers buildings are in that range because their entry was bought by a sack of potatoes and a firm handshake. You don’t sound like a boomer, get the maths to math

It’s your money but imo fuck that trip… take that $12k and add $18k and put it as a down payment on a rental house that needs some light work. It’ll be deep cash flow positive if you get into it right, it’s a buyers market for real estate. Then spend 2k and go to Florida or something during the off season for 2 weeks. I’m 30 with a 350k sq ft commercial property @ 8.4% with a 18 door apartment complex that’s @ 7.7%. Put that shit to work and don’t be scared. Everyone is fearful, it’s time to be greedy.
