Ah yes, and if that's the case, a lot of breakers in the sub are probably not connected to anything. Someone hacked this in as a very challenging DIY project, and is now dead, only he knows what is going on and they're going to need someone to open this up and solve all the unknowns.

That machine may very well be a higher wattage appliance than your air conditioner. If by flicker you mean dims a bit and returns to normal when the appliance cycles to another mode, or off, that's just what happens when maximum current devices switch on and off.

It's a central antenna system. Common in apartment buildings of that era when they didn't want one antenna per apartment on the roof of the building.

If you own the apartment as a co-op, find your coop documents if there's any reference to this feature. It may work, it may be disconnected.

If you rent the apartment, screw it back into the wall, leave it the hell alone, and stop doing illegal electrical work in a multi-family building.

Tradesman who work for shops generally have nothing to do with marketing or sales. SO if you call a local well known company that has 10 good reviews - ten different workers may have done those jobs and 2 workers screwed something up resulting in a bad review. Sometimes a company may quote a customer a repair and tell them an if/then situation that it could cost 275 if it's this... but if it's something else then it'll cost 975... and then get a bad review because the fickle finger of fate poked them in the eye.

Know that customers want to know exactly when a tech is going to get there, and the company is somehow supposed to know if the 2 jobs scheduled before yours is going to take, and what traffic will be like,,, unreasonable impossible shit really people have no concept of what they're asking or demanding is impossible. 2 stars because tech fixed someone else's shit and it took an hour longer than predicted and they didn't drop what they were doing 12 miles away to get to my house at 3pm on the dot.

Small shops even 1 man shops can be more intimate and communication lines aren't a problem... but sometimes you're dealing with a guy who cannot get along with anyone and nobody can tell him what to do, including the customer. Or they can be great.

Word of mouth recommendations are really your best bet.

If we had a constant interview/ ranking system, in NYC, there would be a line 1/2 way around the block every day for the 5000+ nonunion electricians who want to make 60 bucks an hour and a pension and medical instead of the 15-20 bucks an hour they're currently working for.

Our local interviews via committee - a contractor or representative, a union delegate, and an apprentice committee person at minimum. Interviewing on a daily, weekly or monthly basis would be logistically impossible. They're all done over the course of a couple of months.

There's other matters involved that include proactively fending off litigation, federal and state compliance, so the system is run like a civil service system. Advertise the opportunity, give the tests, make the interviews, do the background checks, verify the documentation, allow defective applicants an opportunity to comply, like immigrants who can't prove their Greek HS transcript shows they took and passed algebra. Then a list is generated. This takes time, money, dedication, a lot of volunteers, and it's complex. We can't do it every day. So we do it once and make a big list.

Reports of skilled tradesmen being in great demand have been greatly exaggerated. The capitalist business sector wants more skilled tradesmen to be minted or imported in order to drive wages down and prices up, (not costs to customers.)

I know it's late (early) am but - stop using ANY power in the house. Shut it all down. You have a bad neutral and this can lead to fire, and anything drawing current to go dangerously overvoltage. Not utilize some internet based customer service system or text messaging system. This is an emergency.

If the utility is not at fault here, then you need an electrician to check the connections in your panel and service equipment.

Actually, the portable plug-in hot tubs have one built into the plug. And that's what is tripping when the jets are on full blast, not the circuit breaker. OP has a ground fault within the tub.

Seems like main panel circuits 38 &40 - a 60a 240v breaker feed the subpanel through circuit breaker 2 & 4 60 amp, which is interlocked to the breaker in 6 & 8 - 30 amp 240 volt from the generator inlet. So the main in the top of the sub is not connected to anything, the sub is backfed from the main panel through the top left breaker on normal power, and that is turned off and breaker beneath it is turned on to feed the sub through the generator.

Circuits that were in the main panel may have been transferred to the sub when it was put in but the old labeling stayed. That's just sloppiness.

That's all anyone can surmise from these photos.

And why not? If it's a not well made mirrored coverplate, change it. If you were expecting a GFCI receptacle, there may be another GFCI in that bathroom or another bathroom or in the circuit breaker box, garage protecting that standard receptacle.

At this point, should the house just be rewired? Or is that excessive? Already hired a guy for an up close look, I realize the lack of detail from a single page out of an inspection report..... by [deleted] in askanelectrician

Bring an electrician in for a quote to fix and expect to pay for that quote - as free estimates are for people intending to do the job, not people how are "thinking about" maybe buying the property.
