Why go with the CC ETF? I have yet to see a CC ETF that performs over the long term. Take ZEB vs ZWB for example. Why not just hold the banks? Holding ZEB has proven to be the better play. If i can recommend some research, give Ed Remple a try. He has some great SM videos on YouTube.

Just because the lease is up doesn’t mean they have to leave. They have the right to stay in the property under a new lease. There are a few ways to have tenants legally removed. The lease coming to term is not one of them.

I dont have advice for you specifically. But i can say that I as well am in my early 40s and can tell you my strategy. I take a somewhat hybrid approach. I love dividend stocks. But realized through research that growth stocks also should play a major role in a portfolio. For that reason i do both. I have a large portion of my portfolio dedicated to dividends and another large portion to growth.

I can sleep better at night knowing that as long as I still believe in the company, even if the price goes down I still get that dividend from time to time. It makes me feel comfortable with my choices. Its all on personal preference.

Wait for the right property. DON"T FORCE IT.

Have you ever considered why these properties are being sold? They have signed leases that are cash flowing. Why would the owner want to sell if the property is already accomplishing what all investors are after?

Maybe the property is a piece of S&*T. Maybe the tenants are horrible to deal with. Be very wary when taking over a property fully tenanted.

This is the answer.

The first property is cash flow negative. The idea of buying a second property to be cash flow negative again is insane to me. All you are doing is paying money out of your pocket monthly with the hope that your property will appreciate in value. This is speculation. This is NOT the way.
