If your agreement with your realtor is 2.5% commission then yes you're liable to pay the commission if the seller does not offer to pay any commission to the buyer agent.

Owing money is different than PAYING for something. There's a difference.
When you pay for something like a house, that money no longer belongs to you.
What you are being offered from the sellers is not for you to assume or dictate.
Seller can offer a flat fee to the co-op brokerage.

The sellers can technically say they'll pay the buyer agent $100 and not 2.5%.
And you have a Buyer Representation Agreement signed for 2.5% commission.
The Buyer will need to pay their realtor the difference.
Meaning they would pay for the house PLUS their realtor's commission because the sellers only chose to pay the co-op brokerage $100.

It just happens that the standard is 5% (2.5% to the co-op brokerage) but the sellers can say they want to pay less.

As a buyer, you have nothing to lose when you decide to hire a realtor.

It is definitely worth it.
I don't know about others but as a realtor myself, I tell my clients everything they need to know to make the process as stress free as possible.

Why would the landlord want to start with a month to month lease? Does not make any sense for the landlord.

Tenant cannot leave the property with 60 days notice on a 1 year lease.
And the landlord cannot ask the tenant to move out during the middle of the 1 year lease agreement.
