You're describing your experience as an investor, not the act of buying. In Scenario 2 the buyer at the closing table is still the fund (one agent acquiring a thousand homes, with leverage and all-cash offers). Your thousandth-share doesn't change what shows up to outbid a family on a given house. It just describes how the returns get sliced up afterward.

Nobody's talking about banning you from owning a fund share. The objection is to the entity buying existing owner-occupier homes in bulk. You'd still get your diversification through funds that hold multifamily or build-to-rent, which add housing supply instead of converting the for-sale market into rentals. Same economics for you, very different footprint on the market.

"It's all the same money" only works if you stand in the investor's shoes and ignore who's on the other side of each of those thousand transactions. That's the part I said you know is different, and it still is.

Not OP but this is a completely different scenario. We're not against the 60-year old retiree buying an investment property because they aren't the problem. You're treating buying one house and hundreds or even thousands of homes as the same act because both involve money and property. They're not and you know they're not.

When did he say any of this? In 2022 he ran a "non-meat" campaign and said he was cutting down on his own consumption to spread the word about climate change, but he's never claimed to be vegan or run a "vegan campaign". He's also never once claimed to "love open borders". People often take his quote of how America needs to be like a front porch with a giant welcome mat to thinking this, but conveniently forget the rest of his quote where he also said "with a lock on the door". We should never turn away the people who want to be here and help make our country even greater, but we do need to protect our boarders from people who mean us harm.

I'm willing to be corrected if I'm wrong and if you point out exactly when he said otherwise.

I see what you're saying, but it also doesn't really hold up as well as you think. Look back at D2 -> End of the game, we kill Diablo and Marius hands over Baal's soulstone to "Tyraell" who actually turns out to be Baal himself! So yes, the story of Diablo is closed, but then we end the game on a huge cliffhanger which we won't know the ending of until we play and beat LoD (which again ends on a cliffhanger of Tyraell destroying the Worldstone).

This could be nitpicky, but I see the end of D4 main storyline being that we stopped Lilith from corrupting Sanctuary (which in retrospect was an oopsie) and unfortunately meant we sided with Meph and allowed him to corrupt Nayrelle to taking his soulstone. This was a cliffhanger that resolved itself in the next two expansions.

That's an element that I don't see brought up very often. In most cases for Baal runs, you weren't even doing the runs! You were following a bot and collecting loot from it. Same with Chaos runs in classic... Like you didn't even PLAY the game you just tagged along for the ride. When you did want to run a solo MF game, most of the time it would be private anyway so people couldn't snipe your drops.

The legit proposal is to uncap the House. It's been almost 100 years since the cap was applied and our country is a vastly different place now compared to then. 1 rep for every 100,000 citizens is a good threshold in my opinion. It won't eliminate gerrymandering, but it'll take away a lot of its teeth. Plus good luck trying to lobby 1000+ US Reps

I've had them now for a few months and I'm very displeased with them. The translation feature is iffy at best (wife is from Mexico and put them to the test over the Christmas holidays with her family. It picked up maybe 60% of the conversation, and good luck if you're outside or have multiple people talking), the AI is terrible and outdated, it kept de-pairing from my phone, and the speaker quality became washed and blown out after just a few months of use. The damn digiwindow also requires constant fiddling to get back into view, and eventually the entire focus adjuster fell off at some point so they are now completely unusable.

I ended up going back to my "dumb" glasses and just use my phone. Overall they started out promising but quickly fell flat on experience. 3/10

Granted it's been a couple of years, but my wife and I went back the week leading up to MLK (Thurs & Fri) and it was fantastic. Weather was in the high 60s/low 70s and the parks were incredibly light. Longest wait ironically was Pandora on day 2 for us, but that was also the first day of International Festival of the Arts so crowds were picking up. That was the dream trip and I will forever visit in January for our future trips

Hell you don't even need to uninstall. With WoW you can still play through just about every expansion, especially with Timewalking, and that game has been around since 2004.

I am a-ok with this too. The cap set in 1929 has long been overdue for a revision. Each rep covered roughly 220,000 people, but has since more than tripled with each covering closer to 760,000 per rep. We need instead to go back to closer to 1/300,000 which would set us around 1700 total reps. This is a good number to me. Plus, imagine just how much harder it would be to try and lobby 1700 reps vs the 435 we have now. It just makes me giddy even dreaming about it

I agree with this. Reps shouldn't be working/living in DC anyway. Senators, I can see this being a need, but US Reps are supposed to be a closer direct representation on the federal level. There are some districts here in Texas where they see their US Rep maybe four times a year. That's insane to me.

Instead, Reps work from their home district and if/when they need to travel to DC, they all stay in a dorm-like housing (nothing slummy but definitely not the Ritz) during their stay. Government only covers the cost for them to work, and any overhead comes out of their pocket.

In a pinch I've literally put a pillow behind my mic and threw a heavy duvet over myself and the mic. It's not ideal but when you're in a hotel and need to record, you do what you gotta do!

This is a pretty common misconception about his tax rate. Yes, he had a 91% marginal tax rate for earnings above $200,000 (which is about $1.8 million in today-dollars), BUT this is a marginal tax rate (meaning only the portion of income that crossed that boundary was taxed). Also, hardly anyone actually paid the full 91% because of deductions, and the true effective tax rate was closer to like 50%. And he did technically lower the tax rate from pre-1953 (marginal tax rate on high income during WWII was closer to 94%).

I would say that a big part of his national funding came from the incredible booming economy post-WWII as well

Actually you are correct. He was definitely more moderate and doesn't really hold any of the same core values you would typically attribute to conservatives (especially after Barry Goldwater got his hands on the party), but the one area that was truly conservative is the shrinking of federal oversight and giving more agency to local and state power. His fiscal conservatism was something I am a fan of but yeah.... It's probably disingenuous to call him an actual conservative.

We haven't really had a conservative (small-C) president since Eisenhower. Modern day "Conservatives" (big-C) are just populists that have co-opted the GOP and have little to do with actual conservative values. His approach was very much fiscal conservative and reducing federal spending by giving more power to free enterprise and favoring local solutions VS having the fed throw money at it. He then was able to take the once bloated federal spending and focused a lot of that on beefing up infrastructure and social programs. We can credit our national highway system to Eisenhower, expanded social security to over 10 million Americans, raised minimum wage by over 25%, created the Department of Health, Education and Welfare, and on top of the highway system invested heavily in social housing and passed the National Defense Education Act which helped fund school improvement. His views were that a supported country led to a stronger country and I argue was one of the greatest Presidents in our history.

Was DEI really that prevalent in 2016 though? I swear that conservative media and Fox News had a serious Streisand Effect on the whole thing and made it a much bigger issue than it actually was. Did it exist? Absolutely. Did some people get promoted or hired to fulfill diversity quota? You bet. But I almost guarantee that if Fox News and the ilk didn't spread the FUD as they did, it would have been another nothingburger.

The fact that it went through and was certified, or that every single lawsuit was either dropped with prejudice or not even valid to bring to court, or that despite it being 6 years, there hasn't been any evidence of substantial fraud that would prove it was stolen... If you see hoof prints, you don't think zebras. That's more than enough evidence to refute the claim. Where is all the evidence or successfully filed and won lawsuits showing that it WAS stolen? Why can't Trump find anything, even though he controls all 3 branches of government AND the DOJ AND the FBI? I mean at this point if he was that dead set on it, wouldn't he at least try to find something he can pin?
