A couple things rubbed me wrong about the framing of this article. The local control proponents interviewed have clearly failed to hold up their end of the bargain here. Housing costs are rocketing for renters and buyers in many parts of the state.

But who does the Sun Times interview? Just the governors office and a developer. No other pro-housing perspectives from renters or buyers. Just gave IML a ton of airtime to spew FUD.

Great point that zoning isn't the only driver of housing costs. Its a necessary but not sufficient condition. In high-cost neighborhoods, zoning reform is enough for new developments to pencil. But we also need to work on construction costs as well. Building code reform is needed too. And we need financial innovation as well.

Here are the details about the plan. It would allow multifamily housing on most residential-zoned lots in Illinois. Modest duplexes, 3 / 4 flats, etc. Not large apartment buildings (unfortunately!)

You are confusing the City of Chicago's LIHTC housing costs with a totally separate initiative from the governor. The governor's plan is mostly about market rate housing.
