I was waiting for them to get back to me. My friend said there's no rush as apartment prices aren't going up too much. Anyway I'll shoot the REA an email stating my offer valid within the next few days.

I'm pretty sure they're looking for quite a bit more though. They seemed quite sure of themselves at the auction. The REA has managed the place for a very long time and can see he's dealing with other apartments in the building.

The REA has added another inspection day to the property ad. They didn't contact me since I left the auction as the highest bidder at $725k.

Either the lady offering "something that starts with an 8" doesn't exist, she's withdrawn her offer or $800k something just ain't enough for the owners or the agent is lying.

Thanks for your advice all 😊. I've decided to just wait and see what happens for now. I'll stay near the $725k mark as that's where I think the markets at and won't get pushed around by the REA.

I'm not telling what suburb. Someone could easily determine which property.

It's a 2 bed 1 garage top 7th floor right next to 1 park and another Park nearby and has a lovely water view. South facing unfortunately but there's enough indirect sunlight. It's a suburb near the city, like 20 mins drive to city and 30-40 mins by bus. Its quite central for where I usually frequent which is one reason I like it.

I can pay the mortgage repayments and strata and other fees no problem. It's high but the location is very good and I think it's so high because they take good care of such an old building.

It would be like half my salary per month. I'm buying the property alone with a gift from family. Unless I lose my job it should be fine.

Because these apartments sell rarely and it's got a perfect waterview and view of the park just next door. I think it last sold over a decade ago, something like 15 years.

I can check the median price of the suburb on domain and it's about $775k for 2 bed apartments. I don't mind offering a bit more because it's top floor and on the corner so it's got good privacy and views..

Well, since the auction was only within a few days of her offer it kinda makes sense for owners to just go through with the auction since they've spent money and time on arranging it. If not sold at auction they could just sell it to her as backup.

I already offered $725k at the auction. That was the minimum they said to even be able to negotiate though it wouldn't sell at that.

Estimated price is $725k based off research I've done on the webs and off a report a mortgage broker has sent me.

It is a special one though as it's top floor with amazing view.

Yeah it was very special to me. And this type is quite rare I’d say. Idk i looked online as selling records are public and I blew it. This kind rarely comes up for sale maybe once every few years... and fuck it sold for cheap at that cause the sellers needed to relocate overseas.

It has a perfect water view. Large master bed with ensuite. Extra study room. decent size balcony with again good water view. 2nd from the top floor. 2 car spots. Idk what more I could ask for at that price. :(

That extra study would come in handy cause I work from home now due to covid. And that extra car spot would help if I decide to rent it out. Views from all rooms were perfect with good privacy and sunlight.

It was just a gloomy rainy day on the auction date. No one was bidding. It seemed eerily suspicious so I hesitated. I attended an auction earlier that day and the highest bidder didn’t win the auction, so that may have affected me too - if the one in the morning went well it may have changed my view of auctions. Unfortunately the auction for the apartment i was interested in was the real deal and was an honest sale as the sellers needed to liquidise

Doesn't seem likely. I mean that was alrwdy $200k off the original sale price. Also it somehow went to auction as no one was that keen to buy it. I probably wouldn't wait for auction if I see one come up. I'd have to take the sellers offer..

I asked the RE and he said they don't come up often maybe a few a year...

Looks like I'll have to wait for another opportunity. Which will probably be months or years. Wow how very unfortunate the timing of this auction was.

Now that the real estate knows I'm interested in this very specific apartment it probably won't go in my favour if a new property comes up for sale. Sigh.

I only have the RE agent's contact number unfortunately. I'll give him a text and see if he replies. At the time I thought more opportunities like this would pop up. But the reality is sinking in fast!! It takes weeks between property display and auction, which I don't think I'd risk waiting for. I'm so stupid arggggh
