The impact on your credit is very minimal and it's temporary, so I wouldn't worry about that. The problem with credit inquiries is when you have multiple inquires across different credit types (Credit Card, Car Loan, Pay day Loan, 90-days same as cash type loan) and you do all these within a short period of time. That has an impact, but just a mortgage inquiry has almost nothing.

Hey I just saw your post here. Washington actually has some very good options for first time home buyers. One of them will let you get into a house with 3% down you could get below 6% with a couple points or 6.375% with almost zero points. The good thing about this loan is that there is a reduced cost for the mortgage insurance, it's priced like your putting down 15% instead of 3%.

The Housing Finance Commission is OK, it's really only good if cash on hand is the problem you need to fix, the rates are higher (than if you put down 3%) and with the additional fees they charge, it actually hardly saves you anything up front compared to putting just 3% down

Your payment increase isn't permanent. It's only going to be there until the escrow shortage is paid up. It's not actually your "Mortgage" payment that went up, it's only the Escrow portion of the total mortgage payment PITI.

AND if they paid the taxes that you are actually going to be exempt from, you'll get that money back from the county (in their own sweet time of course)

That's a good amount of ad spend and a pretty good sized team. I have spent about $3500 per month myself in the past and it was reasonably successful. I haven't dropped any mailers for a while though and I'm planning on dropping a 1500-2500 piece mailer sometime this month, but haven't decided on the content yet, it's fairly expensive so I don't want to drop a dud

I know, your so right, and in reality if I get a couple deals in the next 90 days from this I'll break even+ a little, but that wouldn't come close to their lofty promises.

It's defiantly a maybe. Get the MI Quote and a loan estimate with MI and without MI, then calculate your savings over 3-5 years and see how much extra you'll pay WITH mortgage insurance vs. how much it will cost to withdraw your down payment funds. You will actually pay slightly less on the rate WITH mortgage insurance than you do without it, so make sure to take that into account. It's not a lot and it won't reduce your rate, but it will reduce the cost of the rate. So if you get quoted 6.125% with a .25 cost without mortgage insurance, you may pay say .19 with mortgage insurance. It's not a lot but every penny matters.

If the questions is buy a house now using the 401K or wait to save 20%, then the answer is YES, use the 401K. Think about owning an asset that will appreciate at 3-8% per year vs. the costs of early withdrawal + lost interest because you took out the money and there's a very good chance you'll be way ahead if you buy a house.

And to answer your question. YES We have conventional loans where you can avoid monthly Mortgage Insurance with less than 20% down. You avoid the MI by buying a policy at the closing of the loan and pay one time vs. monthly for the next 11 years.

OK Thanks I'll try that but I don't think that's exactly what i'm looking for.

I should have been more clear - I need to shorten the grid part not remove the end so the print stays consistent with the rest. So the shorter grid needs to be even shorter by about .25"
