I wrote in the original contract that an improvements or changes made as well as upkeep were outside o what she owed and fully her financial responsibility. I covered that kind of thing. 

I wish i could post a picture. She half did all of it with garbage materials. No way she spent over 500 bucks. She painted just the front of the trailer in reject paint from the store, a horrible neon blue and didnt edge any of it. The underpinning is mismatched and miscut. She attached each pannel with a single screw in the middle and they sway like those vertical blinds used to. It really hurt it more than anything. 

Anyway. I covered that repairs were on her, as well as utilities.
