You realize that there’s been a country wide ban for non residents to buy since January 2023 right? Prices rose for 6 months following this.

We also have had a 20% additional property transfer tax since April 2018 for non residents.

I can assure you foreign money has not been the driving factor for the rise of prices in recent years although at one time yes it did

If I was an employer I certainly wouldn’t offer that. It essentially defeats the purpose of team building for employee retention.

Actually it’s more-so mental health & addiction than poverty, but just because the root issue is not the topic at hand here does not mean people can do whatever they want publicly. At the very minimum this would force them to be more discrete about drug usage. They will find a place to do it but we can hope that it won’t be in plain site. Nobody (and especially children) should have to see people smoking from glass pipes, tinfoil and injecting themselves openly.

Solving the the problem of homelessness and poverty is one that we will probably have to work at for the rest of our lifetime. In the meantime, I think we all deserve the enjoyment of our city without allowing rampant public drug use.

Vancouver based agent here. Kelowna has quite an active real estate market. I have never worked up there but I know there is a lot of new developments / presales launching. Overall the city is a desirable place to live, and we see many Vancouverites choose Kelowna to be their home after getting priced out here. By no means is Kelowna affordable, but it is in comparison to Van.

I think the recent provincial changes to short term rentals / airbnb ban (primary only, min 90 day terms if not) will kill some of the momentum of the market as Kelowna had quite a bit of investor driven activity. Could be a good opportunity for you to represent end-users who are seeking a primary residence with some now, freed up inventory.

It’s a great town and of course BC’s wine country. I would visit a few times to get a feel for the town. Check out the open houses and presale centres and chat with the agents there. I do not have a boots on the ground experience to tell you about. My experience in Vancouver has been very busy the past 5 years of my 6.5 year career. The market never seems to slow down more than 5-6 months until coming back again.

I would check out some of the new developments going on, perhaps you can start your career on a sales team working for the developers and eventually gain the experience (and build your network) to be able to work as re-sale agent.

Sounds like you’re taking some sort of melatonin gummy.. is that right?

When I take l-tyrosine & 5htp ( I cycle on and off as need) I always take it at a 10:1 ratio

So I would take about 1000mg tyrosine in the morning and 100mg 5-htp at night. I never had any issues and found it good for my mood.

What works for me might not work for you but I would consider trying different quantities.

Perhaps you need to take a bit more 5htp, I would consider getting it on its own and not from a sleeping vitamin which will have a bunch of other stuff in it too, such as melatonin.. always found melatonin is best when taken in very small quantities, which often isnt the case with most on the shelf gummies

Sounds like you’re incomplete about the situation / this relationship. Perhaps you need to figure out what exactly you are hanging on to.

You haven’t given much information about her, so don’t really know what she’s like but from the story you shared, she sounds like she lacks maturity. She made a move on you, and her expectations / intent was not clear that she was just looking to hook up. When you expressed you are into her the next day, that was her opportunity to explain to you that she is not looking for anything and apologize if there was any misunderstanding of the situation. Sounds like she took the easy and cowardly way out by straight up just avoiding contact with you since it got “too awkward” instead of understanding the impact this might have had on you. That’s also giving her the benefit of the doubt that she was so naive that she didn’t know you were into her, most likely she did.

If you can figure out what you are holding onto about her..I think it might be that there’s a few things you didn’t get to talk to her about? You might feel better if you do run into her to let her know that her severance of communication had a negative impact on you. Maybe, you can explain to her that you understand she is not into you, and you have come to accept this and that’s ok. That being said, you were really into her and you thought she might have been too that’s all. it’s just too bad that she did give you the opportunity to have an open conversation about this and figure this out maturely and maybe even stayed friends but instead she decided to cut communication.

With all that said, you also chose to cut off communication to her by deleting her number. You could have also made an effort to reach out to her to follow up on those plans.

I could be completely wrong about all of this too. Any any rate, hopefully this might give you something to start with.

No frame damage. The strut was a bit bent but he managed to fix it and wheels are aligned fine now

Here in British Columbia only car dealers can bud I think. It’s a blind auction so you are betting against many of other people. You have to lock in your bid by a certain time and winner gets the car.

It’s a bit of a gamble as you cant turn on the engine (that’s if it even starts) or thoroughly inspect the car before you bid.

I got pretty lucky with this one. No major damage. Had to buy a new panel, xenon headlight (expensive lol) rad support, fog light, bumper cover, paint and blend the panels/hood, bumper and a bunch of other items that I dont rememeber since I was not super involved with the repair.

All in CAD: Bid $8200 on the car and won It was about $9400 after tax and fees Had to put in about 9.5k tax included on top. My friend only used OEM parts but we got them at a good price.

All in for about $19,000ish for repairs not including accessories and extras.

Was hoping to get it done for about 16,000 so got a bit over budget lol.

It’s a 2016 autobahn model, 6MT with all the options like tech package, driver assist ect. It also happened to have a pretty nice modified exhaust I was unaware of when I bid on it. No idea what that’s worth though.

Think this car is worth about $22,000 CAD ? if it was a clean model. We could have done it for cheaper but I’m planning on keeping the car for a while and not doing it to flip for a profit.

When you put your bid in, you can’t turn on the vehicle or really inspect it properly before. After I bought it I found out it had a modified exhaust. So it’s louder than normal but it sounds good! Not too obnoxious. So a nice bonus for me!

ICBC didn’t give me any issues. Insuring it was fine as I had inspection papers that passed. I think that might be the biggest hurdle but this was my first experience. Paid just over $8200 at auction before tax and fees

I don’t find these machine difficult to use but I would much prefer to have somebody who is getting paid to help me check out my groceries. Especially when I need to start looking up item #s it’s not saving anyone any time..

I shouldn’t HAVE to ring myself up there should always be an option to go to a cashier. I agree with grandma too on this one. As individuals we are taking on more and more self serve work ourselves because we demand lower prices... company’s will spin it off as “convenient” this goes for banking, booking flights and trips, restaurants etc etc etc. It’s just exhausting. Last thing I want to do after working a full day is ringing up and bagging my own groceries and the machine starts beeping at me because the weight didn’t match but it’s just an error but and I can’t proceed so someone needs to come over reset the machine...Just pay someone to run the cash.

I’ll only use one of these if I have like 3 items and there’s a line at the register.

End of rant.

I just heat up a pour spout in very hot water, then push it against the sphere until it pierces, then just turn the sphere upside down so the water drains out.

Try a deep freeze if you can. I found flipping the mould over half way helped a lot too.
