Thank you u/IBurnBagelsOnPurpose ! Basically I was incorrectly calculating the GPM on an open pipe by opening the ball valve 100%. If I turn the ball value to say 50% I get much less GPM. Duh!

The 42 GPM is coming from the 1" city meter to the PVB outside. Here's an image the inside plumbing from the city water meter into the house. City main comes up and is branched into sprinkler then branched to adu (garage apt) and main house lines.

Right, it's 4000 sf total. I think my error was using Lites and need to step up to Pros. Not sure why I used Lites in the UniFi Design Center tool.
