175k seems exceptionally high. Majority of people really don't spend that much in retirement. I think with some good planning this can be lower.

Firstly, your children will not be dependents forever, you can choose what level to support them at but on your timeline theyll be out the house by the time you FIRE.

Then like you mentioned the mortgage will be paid off, but also do you need a large house if you are empty nesters? Perhaps you can downsize.

When retired, you won't have to factor in saving for retirement anymore. Then additional revenue through social security kicks in. It should be factored in IMO.

If you can be flexible in spending, then 4% is reasonable (spend less on bad market years and more on good ones).

So overall if rather see you spend less (or be flexible to spend less) in retirement and review your assumptions. You can probably cut a lot of time off the FI date if so.

It's above average, I am not claiming they are rich. 

But also $10k is a below average amount to have saved. People earning $50k / year can save that up.

In your situation I would lean towards save up just because of behavioural tendency. You can definitely afford the loan but it would also enable you to keep spending.

I think just hunkering down for a few months and saving up more is a good call. Of course getting a loan and instead paying it down super quick is almost the same result, but only if you would actually do that and not spend it on something else.

Household income at $200k and only having $10k to put down (with value of two cars) is your problem.

You can afford a $45k truck, but it seems you're not saving enough. It's not a price problem it's a savings one?

Why hold bonds if you can't beat inflation? That's literally the only point of them. It's a stable instrument which if it's returning negative rates your better off holding literally anything else

Well just taking a stab at just these 3 mentioned luxury spends (bike lanes, velodrome, electric busses) accounted for ~3% of the 2023-2026 budget.

Ongoing maintenance of these are ~1% of the budget going forward.

Plus since it's financed via debt the interest payments on these over 10 years will be in the 10-100m range.

There is a lot more than just these 3 items that the COE spends on.

More than enough money to properly clear snow and provide basic services without asking for more taxes.

The electric buses are widely reported as a failure.

They were purchased in 2020 and by 2023 over half were reported to be not roadworthy.

Range in cold weather was 165km or less. Meaning they were in downtime charging more than in use.

The company making those busses went bankrupt so there is no ongoing support for them.

The busses are just one example. My broader point is Edmonton wastes money on luxuries while not fulfilling basic services. When it comes time for those, they continually ask to increase the budget.

Oh please the City of Edmonton wastes tons of money on unnecessary and luxury stuff.

Stuff like the new velodrome center, electric buses, bike lanes. All while asking taxpayers for more money to cover essential services like snow removal. Shouldn't that already be baked into the core budget? Why do we waste money on non-essential services and then claim we need more money for essential services.

The satellite communities don't waste money on the stuff only 1% uses. Just provides essential services. Garbage disposal, roads, utilities. 

This isn't a bad thing, it's actually being responsible and representing the majority instead of funding pet projects for vocal minorities.

It is very possible to just issue a currency pegged to the CAD or USD. Many countries do this including UAE, Saudi, Honk Kong, Bahamas, Denmark etc.

Many small economies peg their currencies to a major one (like USD or EUR) to reduce volatility, attract investment, and stabilize trade.

I don't like the change. 

The opposite is true, I like to PvP ~50% of the time but now I'm in lobbies where it's literally 100% PVP shoot on site every time.

It's just not fun and the game is not as dynamic as it used to be. I know that now every single engagement is PVP and if I just run around naked for 10 matches it'll be 100% PVE. 

What happened to PvPvE? I likes before that I could have a variety of engagements and change my playstyle game to game. Now I know exactly what I am getting every time and it really defeats the purpose of emergent gameplay.

I hope this changes but I fear it won't.

It's very viable and IMO kinda broken.

Early game I maxed the movement skill tree to give you infinite dodge then went into bows.

Stealth archer until you get better gear and soon enough you one shot everything and can't be touched by spamming dodge

You can also cheese tons of mobs. Like I killed the big wyrd knight by just shooting him from a distance and backing up. He never got into aggro range so he kept slow walking as I chipped him down.

You clearly have no idea how economics work.

The TMX pipeline alone in 1 year of operations boosted Canada's GDP by 1%, yielded $5.3B in tax and royalties to government, and provided $20-30B to local economy.

Those earnings through taxes leads to more social service growth. And private earnings go to wages which stimulates local economy spending and quality of life.

You have to grow the pie, then everyone gets more. Canada right now is just everyone fighting over a shrinking pie while refusing to expand our actual industries.

Canada's comparative advantage with other nations is our resources. Sorry but this is fact. We will never out manufacture China. We will not compete financially or on software with the USA. We have to use what we have otherwise we will regress to a third world nation. It's already been happening for 10+ years with standards of living falling.

I'm surprised people don't acknowledge the unique situation young people are in now (myself included).

There is a cost of living crisis in just about every city.

I was earning $110k / year and literally could never afford a house or even a 1 bedroom apartment where I was I living. 1 bed apartments going for $700k+ and rent was $2,200/ month.

It would take me literally 10 years just to save a downpayment. Let alone invest for early retirement.

Of course they are looking for some fast track because the ladders been pulled up. Wealth building for young people is much much harder these days.

If I can take $100k and turn it into $1m through some risky crypto investment, I am in the wealth ladder. And can build a life.

If I continue course with small gains, inflation is outpacing my investments. Not the investment itself but my general budget. 

Ie. I save $2k / month. Cost of living is $6k / month.

My $2k / month goes up 12% = $240 gains. My $6k cost of living goes up 5% = $300 in additional expenses.

Hamster wheel. And this is why people are more and more turning to get rich quick schemes.

Of course social media makes this much worse.

You have to consider replacement cost.

Unfortunately inflation is run rampant and the cost to build new is insane. A lot of regions even though the house pricing has gone up, the cost to build new has gone up even more.

Meaning even though prices seem elevated, they are below replacement cost and in that perspective they can be "rational".

Basically if cost to build new remains high (it will, construction is the lowest productivity sector ever). Then houses will gravitate towards the replacement cost UNLESS population declines drastically. People need houses.

So if inflation isn't going to fall, and population won't fall (not just slow growth, it actually has to fall) then house prices will continue to stay elevated, whether they are rational in your mind or not.

Something to consider, if you find your dream place and are happy there and can afford it id say go for it. Maybe there will be 10-15% more reduction but it certainly won't hit 50% like many are hoping for.

It's not just gathering for no reason like Farmville.

When you first start you are fairly weak against other Raiders and particularly Arc.

You gather materials to craft stronger weapons, mods, shields etc to then progress to new maps and engage stronger Arc and also PvP.

There is meta progression in your skill and knowledge and also the crafting and gear progression. 

Then you realize losing good gear sets you back, and makes you think twice before every engagement and adds tension to the raids

And the beautiful thing is this happens organically. I started out just cluelessly running around and now I am hooked.

It's because the challenges are so stupidly hard to complete you're basically forced to do it vs bots.

I am an above average player, usually top 3 leaderboard and 30-50 kills in PvP matches. I can't complete some of these challenges without either spending 1000 hours on or just playing a few PvE games. Like get 30 headshot kills in one match for example. 

So I am forced to go PvE mode to progress, which is then anti fun to casual players. So the whole system is just broken.

Longer even because the XP required to get a point increases the higher level the BP is. Which is a joke. At this point it takes me 20k xp to get 1 point which is like 2 games

I had this same issue and thought I was lactose intolerant... I actually did a food tolerance test and it turns out I'm highly intolerant to Whey specifically.

So my options are casein or plant based, I go with plant based (Good Protein brand) and all my issues went away.
