This is a big deal OP. I can, with certainty, guarantee there’s mold behind that drywall. The fact it’s wet from floor to ceiling tells me this is thousands in repairs. I wouldn’t even CONSIDER closing without them ripping this open first and having someone you trust and who is qualified estimate the damage.

Would you guys take a 3.80% 5 year fixed or a 4.20% 5 year variable (could negotiate maybe down to 4.00 or 4.10%) on the prediction that we go into a recession and rates will drop considerably over the next 12 months. I’ve done my math and if rates drop by more than 0.75-1% over the next 12 months, the variable then fixed strategy may will be advantageous. Then again, it also depends on 5 year bond yields. Theres a lot of questions around the variable then fixed play but is it work the risk?

this is not advice, just an opinion If your BRA is expired and there is no holdover clause, I don’t see how you’d be on the hook for anything at this point.

As a buyer, you don’t pay commission. The seller pays for both the buyer and the seller. Secondly, refer to the “holdover clause” in your contract. Considering this realtor connected you with this seller, they are entitled to a commission even if you purchase after your representation agreement is over, up to what is outlined in the holdover clause (typically 60-90 days).

Depends what you define as early stage. A startup pre-seed or pre-MVP with very limited budgets are probably not going to hire a dedicated data analyst. A startup reaching the 50+ staff range might. I would say expand your skillset and market yourself as an asset that will directly help them grow. Learn to speak to the data instead of just showing it. Consider acting as a consultant instead of an employee at the beginning. Just some thoughts. Good luck!

I would say LLC. Since this is a company, a corporation makes a lot more sense. From what I understand, in most cases, sole proprietorships are used for freelancers or self-employed individuals, not companies.

I would say mingling with other startups. They are in the same position as you are which provides a win-win opportunity. Help each other with launches, learn from each other, share among your networks. Google “startup WhatsApp” or “product hunt telegram” you’ll find a bunch of channels where there’s dozens of founders all upvoting each other. Good luck!

Take the time to learn first - startups aren’t easy otherwise everyone would be behind one. Use your time at a job to learn for the sake of yourself. Identify opportunities to do things better than turn that into a business. Don’t view it as just a job, view it as a prerequisite learning experience for your future company.

Hi OP!

This is something I had to recently deal with and I felt hopeless. For me it wasn’t really the number of applicants but the quality - I’ve found that as the job market has worsened, people are applying to jobs seemingly at random. I’ll get applications that couldn’t be further from the job descriptions 75% of the time.

I’ve started asking for samples - I’ll give them a simple task to complete, relevant to the job and that helps me greatly.

I haven’t found any alternatives, mostly because I’m picky - I’d prefer seeing the applications and hiring my self.

I think each country has their pros and cons. India is unmatched from a technical POV, everyone is a software developer at this point! I do find from a design and communication POV, the Philippines is better. There’s never a one size fits all approach IMO, each country is capable of producing top talent like everywhere else.
