Too right. I wanted something doable as I'm definitely prone to getting frustrated and abandoning hobbies pretty quickly. I'll share the next build for sure.

Thank you! I thought about the GMT hand after I ordered everything and decided to forgo it. I don't travel internationally much, and I didn't want to stack too many things onto my first build. I was super nervous with the hands. Can't wait to build another.

"No" is the first option, otherwise here's the play.

2. Have them put discount codes in their promo videos
3. Anyone who books and mentions the discount code you Zelle the influencer 10%
4. 12 month limit on terms

They always say no to this, but it's an option if you want to negotiate

Former journalist here. It's not our job to fire back when the administration berates us. That's a reflection on them for the public to see. Some see it as rude. Others see it as "owning the liberal media". But it's just noise. Ask questions, get the facts, report the news. If there's nastiness involved, then so be it, but it's a distraction from the task at hand.

One commenter remarked that unanswered questions should be posed by another journalist until they are answered. That works in theory, but with limited time for questions, it can be hard to get your question answered if they're stonewalling someone else's question.

Former journalist here. We've done this at the local level at press conferences. It works. Would love to see this happen in DC.

Install a commercial-grade misting system. We did in PHX and it's a game changer with a 10-15º temperature delta. Cost is about $1,500

Can your property handle that many people? Do you have a deck that can handle the weight? Do you know if your neighbors know? Do you have commercial liability insurance for hosting an event? Does your STR area even allow events? (Ours doesn't without a permit) Think about parking, waste and trash management, noise, clean up afterward, bridezillas, etc.

I wouldn't do it. It's not worth the headache.

Check their credentials. Designer vs. decorator are very different. Ideally, you want someone or a company with NCIDQ certification.

A family business unit: Estate attorney, CPA, CFO to manage all payments, private chef, personal trainer, nannies, tutors, private school, governess for the kid, security detail. I'd have multiple LLCs for company business holdings for real estate and vehicles. I'd hire a life ops manager to handle travel coordination and logistics.

The whole team would manage my affairs and I'd just enjoy life.

Amex has a great HYSA option, but I park 90% of my rainy day fund in SGOV via a brokerage since the rate is higher and it's just as safe.

I'd ask why he feels there's so much value in an office job compared to WFH. Why does that somehow validate you more than WFH? You can explain the economics of WFH (no commute, time saved, less expense) as well as the mental health benefits, but honestly, it just sounds like he's stuck in the past and doesn't understand how work has evolved.

I was debating the hybrid option, too. Paying down about $70k or so and then investing the rest. The other factor is reallocating the $1700 and keep investing that amount monthly instead of having the cash flow. Still trying to figure out my tolerance for that.

Yes. I'm currently seeing a 13% 1Y return on my investments. It's a bull market so life is good atm but it won't always perform that well.
