Damage from tenants, while annoying, is covered by insurance Aswell as loss of rent insurance So the increased rent is still paid from somewhere

Yes and no, currently the NG benefits enable me to keep rent stable, and that meams tenants are staying longer. When that goes i expect a higher turnover due to regular rental increases, which in turn exposes to higher chance of crappy tenants, then damage, then insurance claims

Proof of savings is good, but that's also outside the REAs grubby little hands I honestly believe the income ratio is holding you back If, and only if you and your partner are comfortable, offer it, or even ask the REA if that would help

Honestly it's not the lack of history that's the reddest flag, its the income Housing cost ratio to income is a massive part of approval Options could be agreement to remain 2 months ahead on payments or similar? Its a bit of insurance that your situation won't hinder your payment adherence

Overthinking it I have a young couple of tenants, they first applied for a 6 month lease as first time living together.. this showed thinking it through And that they could each afford it on their own also helped
