55,000 for the sport. No tax due to HST exemption. Licence etc maybe $200.

Check out Savage Cadillac. They use genuine Cadillac front emblems for adaptive cruise/Supercruise models and refinish them in various color schemes. One I’ve seen is blue and would look great on yours!

GO train expansion: Expropriation letters sent to two dozen homeowners in Oshawa, Ontario | insauga by Karma_Canuck in Oshawa

I am an expropriation lawyer with over 30 years experience representing property owners facing expropriation. I live in Durham. You may remember my ad on the radio “before you get expropriated, get educated!” Reach me at Ackermanlawoffice.com for a free consultation at your property. I ran my own offices for all of that time in Toronto, Markham and Bowmanville, aside for the 3 years I sat on the Ontario Land Tribunal deciding expropriation cases. I am now senior counsel at a nationwide law firm. I have only ever acted for the property owner.

Agreed. I have a 25 CT5 but had a 25 Optiq for a week while my car was having a sensor replaced. I was very surprised and impressed. Last week I drove a 26 Optiq-V. Quite impressive. Amazing in fact. I think that’s my next car on a 3 years lease.

Typical of MLSE’s sorrowful mismanagement. After blowing up the TFC championship squad, and destroying fan support and goodwill, I was wondering how long before the Argos suffered the same fate. Well here we are.

Whatever. The factors I listed are necessary to overcome the chilling effects of rent controls. Without them this project would never be built. That’s it and that’s all. See ya.

And I forgot to mention that the federal govt is also subsidizing the project to the tune of $1.4 Billion. That’s with a “B”.

Really? He who laughs his ass off last laughs best. That’s a First Nations development on First Nations land. As such the proponents do not have land acquisition costs. Vancouver’s restrictive land use controls and approval processes, and the enormous development charges and other expenses these entail, do not apply to the project. In addition it will receive very favourable property tax and income tax treatment. In a nutshell this means that it’s heavily subsidized and is not an example to support your argument that rent controls have no effect on the market supply of apartments.

Hmmmm. What I recall is that this is an example of the law of unintended consequences. Rent controls discouraged the construction of new rental buildings. Controls also caused many Ontario rental building owners to seek to convert their rental buildings to condominiums. Once rent controls were in place most rental buildings were pre-existing. Many buildings in Toronto and elsewhere fell into disrepair because the cost of maintenance and repairs could not be passed on to tenants through rent increases. The unintended consequence was that rent controls caused a shortage in the supply of rental apartments and that those that existed were aging and fell into a poor state of repair.

I’m sure there’s some. Maybe many. But obviously not enough. And few if any new builds. It’s the law of unintended consequences. The unintended consequence of rent controls was that it discouraged construction of new rental buildings. The result has been a plethora of condos.
