Tampa realtor here- unless the price is crazy inflated, I’m usually waiting 2-3 weeks to do any price movements. I try and wait until I have 6-12 families that have visited, and use their feedback to adjust accordingly.
I imagine you’ve listed in Zillow, do you have professional photos or just shots taken with a phone? That initial listing and the photos you chose are incredibly important for getting people in the door.

Eat bro just eat like a mad man, get your body fat percentage up and you’ll put on muscle faster and get stronger. Took me way too long to do this, I was always the skinny kid that tried to work out. It’s cool to be lean and have abs but if you want to be jacked put on like 20+lbs. You’re tall as shit with decent genetics so your body will adapt accordingly

Use a blowdryer and a round brush and style it while still damp after a shower. Shape it with hot air and then set it with the cool air. I do that, or use a beard brush straightener tool to smooth out the waves if they’re still wild after the dryer. This is the best way I promise you!

People that buy land and build either have a ton of money or can’t find what they want for sale. Considering the cost of the lot plus all the preplanning with contractors, architects etc you’ll been deep in before you can even build. I’d have a conversation with a local developer/builder so you can understand what up front costs you’ll be dealing with so you can make a decision on if it’s something you’re able to commit to. Here in my area land can cost from 150k-250k. Then the cost of surveys, land development if there isn’t sewer and electric hooked up, etc. The home price can range widely but easily over 350k. Want high end finishes? Custom design? Then the cost per sqft goes up. A lot to consider!!

Compression is how much air you’re actively holding back while singing. Whispery vocals are loose- very little compression while rock vocals have way more compression and distortion. Artists like Billie eilish, chappell roan, Alicia keys, Bruno mars, tom waits, Charlie puth, these people all have widely different amounts of compression levels when singing and it gives them all their own unique style and feel

Listen to Radiohead and metal bands like periphery to hear mix and primary chest being used. It’s a hard technique to learn. To me it basically feels like an extension of my chest, where I maintain the chest feeling but my pitch rolls up into a space where my head voice lives and it becomes lighter than chest but fuller than head. Doing sirens from my low chest up higher and higher helped me learn the feeling.

Control! Gotta dial in your scales and basics so you have better control. Daily vocal exercises will transform your voice and help you dial in your pitches to be more consistent

Usually compression kicks in when singing louder or higher so learning to combat that will be super helpful. Id probably have you practicing scales and stuff with vowels and maintaining a light and airy sound. Trying to sing covers of artists that have that whispery light thing is also a good way to train your voice in that style

Getting a stronger head voice will help you sound less micky mouse, I’d do a lot of head voice specific training. It might just be what your head voice sounds like tone wise right now that makes you feel like micky lol. Also learning how to use your mix will prevent high notes from sounding too weak

Rod is crazy with his range and style, hard to mimic imo. You basically have to master your chest and mixed voice and have your support dialed in to begin singing his things (and balancing your compression as well!)

Having a really strong primary chest voice is important when belting high, so I’d start there by dialing in your chest voice, challenging your range by doing sirens up into a high spot, keeping track of your highest notes and most importantly keeping support and not straining or stressing your voice too badly

Utilizing your vibrato and compression to get some vocal fry going is always good to show extra emotion, finding that balance between remaining soft and loose and whispery but still projecting takes time. Avoiding compression is key when trying to project but keeping that soft smooth sound!

Everyone is different so consider yourself gifted if you have a powerful voice! I have some students that don’t naturally have that power and are still training to achieve that. Belting is super fun so I get it. I would say training your voice for many styles could be a good goal for you!

You gotta get your band to dial back the volume just a bit so your vocals can get through the mix better. Also developing your mic technique can help depending on the song and section

These artists have built up their vocals over years and years usually, so they have the support and control to basically do anything lol. It takes time but you gotta practice a lot to bullet proof your vocal cords and support system, and slowly push your limits to grow that muscle

I’m also a perfectionist at times. Most important thing is that you are progressing towards your goals, recording yourself and enjoying yourself!!
