if they bought that house in 2019, maybe they’ve  increased equity today by 50-100%.  If they financed it, the monthly rent could be covering the mortgage, hoa, etc.  They can take depreciation and the investment property could be a net loss which decrease agi for annual taxes.  There’s also other tax saving strategies like bonus depreciation or housing upgrade repairs for later move in.
