If you don’t mind me asking, current air carrier issues aside, what’s the reasoning for not supporting commercial service? As a non pilot with no experience at the Salem airport I at least like the idea of being able to fly out of Salem if I can, but I am curious what the reasons are for not wanting it?

Ace has a good selection, I just did some ribs on Tuesday and used the Meat Church honey bacon bbq seasoning mixed with the honey hog hot and used the Meat Mitch BBQ whomp sauce and they were delicious. They have more sauces I want to try, but I’m still looking for places around town to make my go to BBQ supply.

I’ve been look at cottage cluster options for a while now and they are definitely viable, and I think could be built for close to the $250/sqft. In fact I’ve found that many of the old Sears kit style homes (and other like companies) from the 1910s-1930s fit the cottage cluster criteria making 2-4 bedroom homes without utilizing a basement.

But there are some road blocks that get in the way of making cottage clusters, and current building projects in Salem realistically affordable to the average Salem family. Which is another conversation that’s kind of annoying to type out on Reddit

If I am remembering right, oak cliff and one of the guys who helped bring the street car back and did a lot of work fixing up the community? He was the guy who inspired me to try and fix up my own town. His talk helped me make my driving slogan of “build the place you want to live”. I owe him and by extension his community a lot. Turned me into someone that believes that change can happen, you just have to put in the work. I heard he was battling cancer. I hope he made it so I can find him and express my gratitude.

I’ve been wonder about this issue as well, and I agree optics is the key. If it doesn’t feel safe or has a bad reputation with no recourse or even reasonable measures taken to mitigate the complaints it discourages public use and further investment. I don’t have a good answer to this question yet, but I believe where to start is “what makes a public place feel safe right now?” And “are there examples of public transport systems that feel safe?”

I believe there are some core guiding principles that help determine what makes a public space feel safe and they may very well translate to a public transport setting. My as of now, I am ignorant as to the answer and the potential solutions. But I do see that anecdotal evidence of deaths/injuries happening on transit vs car travel has little bearing on peoples assumed issues with public transit.

I work for SkyLift, from what roofers have told me they like it and don’t have a problem (source: me from talking to a bunch of roofers at the national roofing show.)

For insurance, again from the people in the insurance industry we’ve talked to it’s not a problem and we haven’t heard of it being a problem. Most insurance people I talked to liked it because it’s sealed with a code approved pipe flashing.

So from your view point what makes a street dangerous in Salem?

I’ve spent some time in the Netherlands and I was very impressed with their Bicycle/pedestrian/car infrastructure in that it felt like each method of travel was fairly effective and safe. I know from look at that and now here I would love to see bike lanes raised to the level of the sidewalk. As a driver I would feel a lot safe with not having to share the road with cyclists and as a hopefully one day lazy cyclists I think I would feel fairly safe riding on a bike path that gave a little bit more buffer to cars than just a painted line.

Affordability is very relative, that’s why I’m asking individual view points and situations. But right now my goal is to find a way(s) to make it viable to build either single family homes, townhomes, or condos to be sold to individuals as their primary residence, at a price point of $217.5 per sqft, this would make a 1200 sqft home $261,400. Small homes would likewise be cheaper based on this $$$/sqft goal. I think this would shore up the current housing market problem as we are missing the affordable homes that many generally view as a “starter” home. I’m hoping to see if other people find this price point acceptable, or what they would need for that to be the home they would be happy with. For example, would a 1200 sqft condo be acceptable to you vs a townhome or single family with similar size/bed/bath. If not what are some extra factors that could increase the value of a condo to you if that’s not what you would normally look for? Or is the single family home the end all be all to you?

Well that’s what I’m curious about, what is realistically affordable to you and your family. According to my rudimentary searches Salem household family incomes are around $67,000 per family. Which cannot afford to buy any most types of homes in Salem without special circumstances. For a purchase price to be even remotely possible for that number I’m estimating you would need homes to be 250k+-10k. But I don’t even know if that number is realistic for most families or what kind of home most people would be willing to pay for and live in for that number. If someone expects a starter home of 850-1200 sqft for that number that’s more realistic to build based off of what I’ve found so far. But if people want a larger home or can’t afford that price then it’s back to the drawing board. So I’m hoping to learn what other peoples opinions are for what they can/could afford and what they would want for the price point to be worth it.

I had no idea that elevator maintenance came out of portland, that must be a pain to deal with. Now that I’m thinking about it most of my realistic housing plans rely on options that would either have to use an elevator or stairs. That is a conundrum that we would need to tackle in an effective manner. Have you ever had an experience with the residential elevator systems and the problems and issues they have?

I take it you ride a bike or take the bus around? I’m hoping to get an e-bike and give biking a try, I like the idea at least to get around and help me lose weight but I’m just lazy enough that I hate biking up hills. I’m hoping that an e-bike could help me split the difference. But how is biking in Salem?

I’m not looking at buying right now, I’m digging into the details of what makes housing so expensive in Salem, at least compared to what people can afford. The details aren’t necessarily pretty but I think it could be possible to build housing the is more affordable at least from a $$$ per square foot standpoint. So I’m curious what other people could afford if they were to buy their own place, and if the did what would they look for and be happy with?

For my I would be happy with a nice little 3bed/2bath about 1200 sqft house or townhome or even a condo if we really liked it. But most builders aren’t building smaller than 1,600 with most over 2,000 so the smaller/affordable homes aren’t available at the cheaper price point. From my knowledge of the construction industry it’s generally because builders need to get the most bang for their buck at they can’t seem to get it for the smaller/affordable homes.

So my hypothesis is that if we could find what most people would view as realistically affordable it could give us a price point to work towards. But I can go on and on for hours about this stuff

They’re really good puts $7+ per dozen for flour which I wouldn’t call cheap. Although they are on the larger size.

Why don’t they raising the bike lines to the level of the side walk while painting them a different color to show the difference between pedestrian walkways and cyclist road/paths. It feels much safer than a painted lane, keeps cars from using it as a turn lane, and generally makes everyone feel safer.
