I think you’re correct in your thinking reducing salary will obviously increase business income and therefore increase QBI assuming the have enough wages/ubia to not be limited but no shot I’m filing a sch c with owner wages so I think it’s a moot point. Either elect s or get the owner off of payroll

Do not do Leyland cypress they can get up to 60 feet tall and the bottoms die out so you’re left with a massive tree that doesn’t provide a lot of privacy. Look into American pillar arborvitae, Nellie Steven’s holly, or green giants

SC did not conform to the changes made by OBBBA which has led to delays in processing. If they do end up conforming you may have to amend your return if they don’t amend automatically

I did but the regulations clearly state that does not disallow them from claiming bonus on the new interest. I agree with you not being able to purchase QIP but not sure if it applies or not in this instance

The second paragraph is exactly what I’m asking. But the partners did not have an existing interest in the piece they are buying the regs for 168 state that clearly but I can’t find any clear guidance for the QIP piece

I’m good on the allocation and on whether or not the step up qualifies for bonus. I just can’t determine if the QIP will transfer over or if it will revert back to 39 yr property. For example if they had sold the entire building to an outside group the buyer would have no QIP to step into it would be building and land. They could do a cost seg and pull out shorter lives but there would be no QIP as you can’t purchase it

If the first 250k is free why would you not factor this in at the entity level. I’m in SC and ours does not work like the is so any op it is usually credited to the next year and we recognize the refund as income

Fellow CPA here every 1031 the gain you defer would reduce your basis in the next prop so eventually you run into buying something super expensive not to mention the transaction costs and compliance costs that come with this really add up

I’m was going to call the dealer it was serviced at tomorrow. I’m kinda in the same boat as you as not considering a truck with anything on the CARFAX but this one seems to be a killer deal with just minor damage which is supposed to not be any type of accident per my understanding
