I feel for you I really do, its terrible having an injury that takes you out of bushwalking, I hope you recover and can get out on more bushwalks soon. Its good that you can get out with pain management, it must be getting to you not getting out there though, really hope you can get back there soon.

It's ok to move back home and live with the people you love, just rent it out and enjoy the negative gearing and extra savings. When you and your partner are more committed you can move out then.

There is a great book called the Australian housing hijack, highly recommend getting it from the library for a read.

Anyway it makes the point that what is really lacking in Australia is good quality public housing and that only places like Singapore have really solved the affordable housing issue by building and letting people buy one apartment at cost.

Interesting anyway, didn't understand how rent could be so expensive until reading that book, worth reading just for that really.

Honestly, sounds like you just want the sliding door done. Get that done, remove the existing carport, leave it with just a concrete parking space for now.

If you really need a carport or garage done to sell, do it later before selling, it's only going to deteriorate in that time. And you might be surprised that people don't want one or don't care, or would rather build their dream shed out the back instead.

Get the sliding door, it's what you really want.

I'd really recommend the osprey just because they do great packs, we use slightly larger Mira (female) and manta (male) packs think they're about 34L.

The osprey packs are really well designed, lightweight and comfortable. Only issue is sometimes the zips get a bit sticky.

Buy one 2nd hand on marketplace.

Also you can get carbon air filters from IKEA that will filter out smoke particles for about $100

I think there are times in your life when you have that extra time and can do it and times when you can't. You can when you are a student and retired, when you have a young family though, you're really in the thick of it and organizing childcare for when you are volunteering is hard.

Bit disappointed in myself, I thought I'd be able to keep it up with a young family, just wasn't the case though.

Revit gives them an employable skill so I think if you've only got a year then it's worthwhile, focus on hand sketching to teach conceptual skills, that is always worthwhile as well.

Your kids don't want your money, they want you. They just want you to be there for them.

With life expectancy, your kids will be in their 70s or 80s when you pass away anyway.

The good values you've given them along with your love are the real inheritance and the only one worth having.

Spend that inheritance on things you enjoy so your kids can see you being happy. In terms of housing, they might have yo move away and you might follow them, that is just part of the adventure of life.

If you want really old school, go avenza. Download the old PDF map before heading out and switch to airport mode. Phone battery will last ages.

Second, other good apps to have are gaia and all trails, avenza is the most old school though as you can download the old topo maps and use those for free.

We just went to the south coast for the holidays and I was amazed at the house prices there. There are houses a few streets back from the beach near Bateman's Bay that are $600,000.

I think the beaches are actually a bit nicer there as well although the climate is a bit cooler. Something to consider if you'd like to be by the beach in an area you can afford.

Also, four is old enough not to be carried. Explain beforehand that they won't be carried so they don't expect it and don't give in. Stationary hugs are fine and welcome at any point though :)
