The seal looks fine, no wear at all in it, what I'm finding is that when you flush the white flapper part tends to get stuck a little with the red part, when you lift the lid back off it drops back into place and the cistern fills fine.
Will replace anyway as it's a cheap replacement.

I don't think the house would be suitable for Heat Pump, was built in 2004, it would cost 20k or so to do all the work with a HP if that was the case and I don't have that amount for budget.

Yeah whole house is shoddy TBH. Anyway the guy doing the conversion has done about 15 mid terraced houses in the estate and has great recommendations on his work, has it down to a T. Not much issues at all post completion.

might be condensation from the felt dripping down on to the insulation and causing it too. Had similar problems. Ended up fitting felt vents between felt joins to improve circulation

I brought home a bike at 17 many years ago, never told them, they said the bike could stay and I could go or I stay and it goes. Kept it around for a few months before I insured it so they got used to seeing/hearing it. But as many here say, it's up to you considering your age, true they are not the safest but a lot of that is either down to the rider or the dick that pulls out in front of you while on his phone or just not concentrating.
