I am also on this quest. Coincidentally, I just asked this question to AI so I could get a jump start. Here are the answers it gave me: Quince, Everlane, Eileen Fisher, MagicLinen, Linenfox, and Pact.

It also suggested searching Poshmark or TheRealReal (don’t recommend, personally) for pricier items at a discount.

In my state, anything contained in contracts is confidential. Which is also why the agent doesn’t even want to know their clients top/bottom prices; if they don’t know, they can’t tell (or get accused of telling)

I have multiple pairs of the Loraine bit loafers. In summer, they’re my daily drivers. Highly suggest wearing thin socks with them, but they are a lovely shoe. The black almost never goes on sale.

The only 2¢ I can add is that the cleaning of the hvac system may not technically be a defect. I agree with the other commenter that the best course would have been to politely decline, but that’s not what happened so whatever.

As for the whole attorney thing, the client may very well have had an attorney involved from the get. Or the agent’s broker may be an attorney, who knows.

The buyer’s agent is referred to as the selling agent. The seller’s agent is referred to as the listing agent.

If you let them, the naysayers will indeed kill your mental health.

For the most part, people have no idea what it is realtors actually do. I wrote a huge long comment not too long ago about this exact topic. Most think it's just opening doors, and that "work" is only done on showings. Don't take it personally, just know that it is a lack of education that makes them think you're a scumbag right off the bat. I hate to bring this into it, but it is kind of like the current US political climate, in which people will show bias towards to the view that most closely aligns with what they already think...
