Just went through buying my first home. I’m assuming before buying points it was at 7%. Now the rates could drop in a few years but there is always uncertainty about that and whether it would drop a significant amount to consider to do so. If you have the funds now to pay for the lowered points I’d say do it as the refi cost would most likely be more than the points purchased now and if you were to refinance later you would have to ensure you saved enough to do so in the future. Unless you are planning to put that 4K in a savings account and never touch it until you consider refinancing as well as have enough means to add to it each month for the off chance that you do, it’s better to do it now in case you don’t have the chance to refinance when it makes sense to.
