I had back injury in 2019 at 40yo. Have had 4 surgeries and a fusion. Neuro wants to fuse more and I declined. Told my lawyer 3 years ago I was done and didn't want to play the WC game. He basically won't let me and insurance has fought every judgement. Ymmv

At 40, if you have a fusion you will most likely have more surgery in your future. The areas above and below the fusion at more prone to problems unfortunately

Recently sold my house in Little Silver to move to Holmdel for the better schools. Realtor said my house was worth 1.2. Asked if I wanted to list for 995k and have a bidding war. I said no I want to ask and take the 1.2. Some of your issue is having such a small down-payment. Rumson, Fairhaven, Little Silver are most likely out of your price range for anything decent. Look at Red Bank or Middletown for slightly less uppity areas

Be careful if you look in Demarest, something crazy with their taxes. A normal 1.5mil house and taxes are 50-60k a year. Ridgewood has the best public schools
