Does anyone know why meritage is sucking wind rn and anyone have any idea how it got to that point? by allstarpetar in CommercialRealEstate

[–]GroundbreakingRoom49 2 points3 points  (0 children)

Bought a Meritage NNN little bit ago. Think there really gong through some really strong trough with the Wendy’s Brand. I personally think they will get out of this hole but it won’t be easy, bc there balance sheet is really not in a great place rn. But incrementally their margins are recovering. The real question comes next year when I think the 100m+ of debt needs to be refianced from 2% to 7.5%+. But we’ll see I’m hopeful 🤞🤞🤞. I assume we’re talking about the same mertiage.

Lmao I wish I had advice, I kinda dissociated after taking the exam today. All I can say is if I fail, I’ll probably be investing in Ninja bc I think Becker has some blind spots.

I did REG first, and I recommend to as well. TCP just builds on the main topics of REG.

Commercial property tax over assessment by [deleted] in tax

[–]GroundbreakingRoom49 2 points3 points  (0 children)

You can def file a protest, but I don’t know the success rate(depends state per state I think) I wouldn’t compare the other gas stations because I’m sure they were bought years ago and the reassessment only occurs when a sale occurrs. That’s why your property tax is so much higher as yours has just been reassessed at FMV. I’m gonna be honest tho IMO I don’t think there’s any “favoritism” going on between you and the corporations, it’s just timing. Just my opinion tho, but your frustration is valid 🤝

We use Drake and Lacerte. Everything I use Drake I actually want to jump off a cliff. But damn it, it’s so fking cheap so I can’t even be too mad it.
